Ingka Centres, the parent company of Ikea, will launch its Hej!Workshop coworking business in the U.S. by opening a 46K SF space in a vacant San Francisco mall. The mall has been vacant since it was completed in 2016. Ingka Centres acquired it for $198M in 2020 and will start construction on the Hej!Workshop in early 2022. The mall's Hej!Workshop is set to open in early 2024, complete with Ikea furnishings. The Mid-Market mall has struggled to attract tenants since it opened in 2017, but Ingka Centres commercial and digital manager Jens Nielsen hopes to "transform the downtown center into a lively hub that effectively addresses the evolving needs of the modern workplace." Industrious, the coworking provider partnering with Ingka Centres, operates coworking spaces in management agreements with landlords. It has increased its investment by $130M since CBRE paid $200M for a 35% stake in the company in 2021. The supply of coworking spaces grew by 10% from Q1 to Q2 this year, and demand for coworking spaces is up in cities including Miami and Houston, which welcomed high numbers of new residents during the pandemic.

DIRTT Reports Second Quarter 2023 Financial Results
DIRTT Environmental Solutions Ltd. announced its financial results for Q2 2023, reporting revenue of $44.8 million, up 22% from Q1 and flat compared to the prior year period. The company achieved Adjusted EBITDA of $1.9 million, up $11.3 million from the prior year period, and liquidity of $28.1 million at June 30, 2023. DIRTT also announced the appointment of Fareeha Khan as CFO effective August 25, 2023. The company expects low to mid-single digit growth in total revenue over 2022, and continues to evaluate its cost structure and respond to inflationary impacts to maintain healthy gross profit and Adjusted EBITDA margins.

Interface Reports Second Quarter 2023 Results
Interface, Inc. reported Q2 2023 results with net sales of $329.6 million, down 4.9% YoY, and GAAP earnings per share of $0.27. The company generated $18.3 million cash from operations, repaid $25.9 million of debt in the quarter, and saw steady order demand during the quarter. The company's One Interface strategy is progressing as planned, and the company recently hired its first Chief Supply Chain Officer to expand gross margins through efficiency and productivity initiatives.
73% of companies are struggling to get workers back to offices, according to a survey by the Conference Board. Employers are offering parties, flexible work hours and relaxed dress codes, among other incentives, to get more staff back to offices. Other efforts include building new employee cafes, on-site dental and eyeglass clinics, and providing emergency on-site daycare. Employers have not walked back return-to-office (RTO) plans, but some may do so given the challenges with retention. The second trickiest task employers are currently dealing with is bringing workers back to offices, while finding qualified workers is the first. Meanwhile, a major disconnect between employers and staff over the purpose of the office and employee concerns are driving pushback. More than half of workers said they struggle to carry out their core job in the office due to distractions. Key reasons employees cited for preferring to work from home include fewer distractions and feeling more productive when working remotely. Employers said they thought the commute was the biggest reason workers aren’t keen on returning. Ultimately, even companies with sprawling, amenities-filled campuses have run into problems.

Backlogs grew from an index of 99.6 to 103.2, and pipeline activity grew the most for the Hospitality, Education, and Government sectors. A new analysis from Trepp suggests that office property valuations may have been overly optimistic, with the average total loss ranging from 52% to 60% for pre-1950 buildings and those constructed after 2000, respectively. Of the $22.9 billion in CMBS office loans with 2023 maturities, $14.5 billion have yet to mature, with $13 billion still outstanding and current on payments. The most concerning set is the most recent one, with a 52% value reduction, indicating significant distress in the office sector, despite having the highest percentage of Class A buildings.
Vornado is restructuring its debt and selling properties amid tough economic conditions. The company is working with lenders to push out maturities and has sold five properties for $124.4M. Vornado's current liquidity sits at $3.2B, and it is working on other sales. The REIT leased just over 1M SF of New York office space in the first six months of the year, and occupancy across the company's office and retail space was essentially flat. Vornado believes in-office work is the better bet and is focused on maintaining balance sheet strength.
Boston Properties reported improved financial performance during Q2, executing 938K SF of leases and beating earnings projections. Despite challenges in the capital markets and Bay Area region, the REIT's stock price rose 3.6% and usage of its office buildings increased. However, the company is seeing headwinds in tech-heavy office markets like Silicon Valley and San Francisco, and paused construction on the first phase of Platform 16 due to market conditions.
Despite a 12.7% drop in new leasing activity in the second quarter, a report from CBRE shows that 60% of all office leases in greater Los Angeles were new leases, indicating underlying demand for office space. However, tenants have the upper hand in negotiations and are seeking flexibility in the form of termination rights, parking, and short-term options on expansion. Brookfield Properties Senior VP of Leasing, Western Region John Barganski is encouraged by reports that Amazon is urging workers to move closer to its larger, urban hubs as a sign that companies have not given up on bringing people back to the office.
Many downtown office spaces in major US cities are sitting empty as remote work becomes more accepted. As a result, building owners are facing higher debt maintenance with lower lease revenue, and small businesses in downtown areas are closing their doors. However, there are opportunities for entrepreneurs to repurpose these spaces into residences, classrooms, warehouses, and more. The cost of converting these spaces would be high, and government funding may be necessary, but businesses reliant on office workers should consider adapting their location and business model to survive.

Co-working spaces are also increasingly located in unusual places, such as health clubs, apartment complexes, and retailers.

In 1999, Jasper Morrison designed Air-Chair, the first single-piece chair for air-moulding. This technology allowed us to use less material and produce a lightweight yet resistant product. We created other furniture pieces with the same technology, such as folding chairs, tables, and chairs with arms, which became known as the Air-Family.

Today, we are reinterpreting the Air-Chair and Air-Armchair, presenting our first two chairs made of post-consumer plastic. At Magis, we are researching materials to reduce the impact our products have on the environment. Kimball International's new Chicago showroom, designed by geniant and Eastlake Studio, features bold colors and texture-rich materials. The space is WELL Platinum certified, with abundant natural light, plantings, and a roof deck programmed for both active and quiet spaces. M Moser Associates designed and built Lidl House, a new 250,000 sqft BREEAM Outstanding office building in Tolworth, UK, to accommodate Lidl's 800-strong head office team with further room to grow. The building includes a development kitchen, canteen, conference suite, colleague wellness centre with exercise studios, and a large gym in the basement. Lidl House achieved BREEAM Outstanding and includes several innovative sustainability measures, such as photovoltaic cells, sustainable urban drainage systems, permeable paving, a rainwater harvesting system, and space for 200 bicycles. M Moser designed the façade to help regulate energy usage and limit solar gain in summer to reduce cooling loads and maximize it in winter to reduce heating requirements.
