Design Holding has rebranded itself as Flos B&B Italia Group to highlight its core brands, Flos and B&B Italia. Since its establishment in 2018, the group has grown significantly, acquiring other brands and becoming a key player in the high-end design sector. Flos B&B Italia Group is focused on expanding its direct-to-consumer connections and delivering bespoke furniture and lighting solutions for residential, public, and hospitality sectors.

In 2022 Design Holding acquired a majority shareholding in Denmark-based Designers Company from investment company Polaris. This added furniture companies Menu, By Lassen and Brdr Peterson, as well as The Audo hotel to the group. In 2023 these brands were merged under the Audo Copenhagen name.

The group also includes brands Fendi Casa, Lumens, Maxalto, Arclinea and Azucena.

Office Resources, Inc. Expands Reach in Alabama with Acquisition of OFC Birmingham Operations
Office Resources, Inc. (ORI) has expanded its reach in Alabama by acquiring the Birmingham operations of OFC Workscapes. This strategic move strengthens ORI's position as a leading provider of commercial furniture solutions in the region. With a dedicated team and a track record of delivering transformative environments, ORI aims to set new standards in workplace design and create spaces that foster growth and innovation.
HNI Corporation announced the consolidation of its manufacturing plant in Hickory, North Carolina, into other North American facilities, with the expectation of improving productivity and operations without disrupting capacity. The consolidation is estimated to save approximately $11 million annually by 2026. The decision is part of HNI's strategic optimization of its operational footprint and is separate from previously announced cost synergies from the acquisition of Kimball International, Inc. The consolidation will result in charges impacting pre-tax earnings by an estimated $10.3 million in 2024 and 2025. HNI will maintain a commercial presence in Hickory with its HBF brand. Approximately 200 production and operations members in Hickory will be affected by the decision.
The pace of billings decline at architecture firms in April 2024 slowed slightly, according to the AIA/Deltek Architecture Billings Index (ABI). While billings continued to decline at most firms, inquiries into new projects increased. However, the value of newly signed design contracts dipped slightly as clients remained hesitant. Construction employment growth flattened, and there was a slight uptick in firms pursuing international projects. The current longest duration of decline is found at firms located in the West, where billings have now declined for the last 19 consecutive months.
Citigroup, HSBC, and Barclays are requiring more employees to work in offices five days a week due to regulatory changes that make remote work more challenging. Citigroup is requiring about 600 US employees to work in offices full-time, while HSBC is discussing options with about 530 staff in New York. Barclays will require thousands of investment banking staff globally to work in the office or travel to see clients. The banks emphasize the importance of being in the office for collaboration and culture, but also recognize the need for flexible working. These changes come as the Financial Industry Regulatory Authority reinstates pre-pandemic rules for monitoring workplaces, potentially ending remote work for many bank traders and dealmakers.
The pursuit of flexible work opportunities is driving many people to start small businesses in the U.S., according to a recent report. The report found that 44% of small business owners turned to entrepreneurship because they needed more flexible work. Millennials and Gen-Z are more likely to start their businesses immediately after school, while Gen-X and Boomers often have a traditional job or another role before starting their company. Small business owners are motivated by personal passion, community needs, and the desire to support their family and future generations. Pricing and cash flow forecasting are top concerns, but small business owners are happy with their career choice and intend to stay in business for the long run.
HSBC's new US headquarters at The Spiral in New York City's Hudson Yards neighborhood has seen employee attendance jump to 80% since its opening. The relocation from the former site in Bryant Park has been attributed to creating a welcoming environment for employees. The 66-story office tower offers outdoor terraces, environmentally friendly features, and a collaborative workspace design. The move reinforces HSBC's commitment to New York City and its US operations.
New York City's Conversion Accelerator Program has attracted interest from 64 office landlords looking to convert their properties into housing. Four buildings have already been converted or started construction, with more receiving permits for renovations. The program aims to create 20,000 apartments from underutilized office space, addressing the city's housing crisis. The state government is also incentivizing commercial-to-residential conversions with a new tax break. The initiatives are expected to increase housing inventory and potentially drive down costs.
Office rents in San Francisco's Financial District are plunging as vacancy rates continue to rise. The average asking rent on California Street has dropped to $62 per SF, down from $90 per SF in 2020. Several office towers have been sold at discounted prices, and the rental dynamic is changing as new tenants from various industries are gravitating towards smaller footprints.

Features

Hybrid working, which combines remote and in-office work, is being touted as the future of work. While it offers undeniable appeal, the narrative that it's here to stay may be misleading. The model is not universally applicable, managing a hybrid workforce can be challenging, and it may impact corporate culture. Additionally, the conversion of high-rise buildings and gentrification in cities can influence hybrid working trends but is a complex issue with significant implications. The future of hybrid working is uncertain, with both potential benefits and challenges.

Workplace News

According to a survey by Eptura, over 50% of businesses are implementing or working towards implementing an integrated workplace platform. The top technologies desired by businesses include data analytics, integrated workplace solutions, and collaboration software. However, many companies are still digitizing manual processes and facing challenges with change management. The report outlines four stages in the journey towards a digitally connected workplace and highlights the importance of measuring the impact of change. Eptura also notes the rising importance of visitor management systems and access control in buildings.
The concept of a four-day workweek is gaining traction, with companies like Amazon, Microsoft, and Kickstarter running trials. The 40-hour workweek, established in the early 20th century, is being challenged by advocates for a 32-hour week, focusing on output rather than hours spent. Successful implementation strategies include using objectives and key results (OKRs), intentional scheduling, and eliminating redundant processes. However, the success of a shorter workweek depends on leaders also adhering to it. Legislation is also being considered in some areas to encourage a four-day workweek.
The remote work boom has created tax and legal risks for digital nomads and their employers. Working outside of the U.K. can result in paying income tax in multiple countries and social security in the host nation. Employers also face risks such as establishing a "permanent establishment" and triggering local corporation tax obligations. Compliance with local employment laws, immigration standards, and health and safety regulations is crucial. Both employees and employers need to understand the specific regulations of the host country to avoid unexpected costs and compliance issues.
Commercial real estate is experiencing a shift towards shorter and more flexible lease terms post-COVID, with a focus on adaptability to changing business needs. Real estate decisions must align with organizational objectives, considering factors like cost reduction, spatial needs, and talent attraction. Property owners are enhancing offerings with amenities to meet changing demands. Navigating workspace decisions requires strategic planning, considering options like traditional leases, spec suites, or flex space. Flex space is often less expensive when factoring in total occupancy costs. Understanding business objectives and leveraging flexible lease terms can create a real estate strategy for long-term success.
Downtown restaurants are seeing a decline in weekday lunch traffic due to remote and hybrid work, but they are making up for it with well-attended happy hours. Data shows that happy hour traffic is resilient and slightly above pre-pandemic levels, while weekday lunch traffic remains below pre-pandemic levels. Consumer behavior has shifted with remote work, leading to increased restaurant spending on weekends. Downtowns in warmer regions have higher activity levels on weeknights and weekends, attracting visitors and shoppers.
AI can improve productivity and work-life balance by offering tools for employees to excel and focusing on best practices such as transparent communication, comprehensive training, fairness, trust, and a healthy work environment. It is crucial for businesses to integrate AI seamlessly and understand its impact on employees and the broader world. AI also revolutionizes recruitment by efficiently matching candidates to job roles based on skills and preferences, revealing unique talents. The adoption of AI is necessary to attract and retain top talent, as it enables better job performance and work-life balance. Companies should provide the tools and technologies that allow employees to excel and free them from mundane tasks. AI represents the future of work, and successful integration requires following human-centered best practices.
Climate change is impacting office air quality, with a quarter of the US population exposed to unhealthy air. Companies are focusing on improving indoor air quality to address health concerns. The planet's increasing heat worsens air pollution in congested cities, leading to productivity losses. Ventilation and filtration systems are gaining attention for workplace health and well-being. Improving office air quality could have significant economic impacts. Volatile toxins from cleaning products and fit-out materials are also a concern. Technology adoption, such as IAQ sensors and PropTech, is helping firms balance air quality goals with sustainability. Basic measures like HVAC maintenance and filter changes are cost-effective ways to ensure optimal ventilation. Accreditation programs like WELL and RESET are being pursued, and legal action for poor workplace air quality may become more common.
A new report shows that telework has boosted federal employee morale, leading to increased engagement and job satisfaction rates. This positive trend comes after years of declining scores and reflects the influence of telework opportunities. The report also ranks federal agencies based on employee satisfaction, with NASA leading among large agencies. The prevalence of telework is identified as a key factor contributing to higher engagement scores. As telework policies are under review in Washington, the report emphasizes the importance of improving workplace conditions and recognizing employee contributions.

Three revolutionary tech platforms, Baya, Canoa, and Hypar, are transforming design workflows through artificial intelligence. Baya focuses on creating a seamless connection between designing and building, leveraging AI for enhanced 3D renderings and advanced search for construction products. Canoa addresses inefficiency and waste in the FF&E industry by creating a connected process for all stakeholders, with AI aiding in the discovery of new products. Hypar aims to liberate designers from the constraints of existing CAD and BIM software, using AI to generate quantifiable 3D models and automate design processes.

Trends

AI has great potential in architecture and design, particularly in visualization and repetitive tasks. It can generate renderings, create layout iterations, improve communication, and assist with data analysis. However, the industry is still exploring the ethical and privacy implications of AI. Designers should view AI as a teammate and embrace it as a learning opportunity. The integration of AI into the built environment is expected to transform workplaces and enhance productivity.
Five key trends are reshaping the modern workplace: the use of sustainable materials that invoke emotional responses, learning from the air travel industry to improve the emotional experience of space, changing work patterns with more flexible time schedules, the impact of Gen Z's pragmatism and practicality on work behavior, and the rapid evolution of technology, including AI and VR. These trends are driving a shift towards prioritizing employee well-being and satisfaction, offering greater work flexibility, and requiring businesses to stay agile and adaptable.

Design

To entice employees back to the office after the pandemic, workplaces must be redesigned to meet workers' needs and preferences. Research shows that 41% of UK employees feel more productive at home, often due to privacy concerns in traditional open-plan offices. To make offices valuable again, they need to offer a variety of spaces, including meeting rooms, breakout spaces, social spaces, wellness spaces, and outdoor areas. The ideal office attendance frequency for a hybrid work model is approximately 2.25 days per week. A well-thought-out, people-focused office design can facilitate a sense of connection with colleagues and provide a workplace environment that employees look forward to.
The Full Spectrum Workplace (FSW) framework aims to find the optimal environment for organizations based on where and when work occurs. It introduces four quadrants that distribute work activities and emphasizes the importance of crossing quadrants to create synergies. The FSW challenges the traditional office mindset and suggests that different environments can generate new work contexts. The framework is dynamic and unique to each organization, considering its objectives, management, and culture. By understanding the FSW, organizations can achieve synergies across quadrants and improve collective performance.
The hospitality industry needs to adopt the "Leave No Trace" mindset to meet the sustainability expectations of Generation Z. This philosophy, originating from the backpacking community, emphasizes responsible stewardship of the environment. Designing with a focus on minimizing impact, integrating into urban settings, limiting resource overuse, and embracing renewable energy can help create a more sustainable and united future for hospitality projects.

Green / Sustainability

By offering circular models to consumers, brands can help people view themselves as eco-friendly and drive brand preference and sales. Implementing circular systems at scale requires collaboration between brands, suppliers, and retailers to align on delivery systems that work. Waste-free shopping is of interest to consumers who want convenience and to project an eco-friendly image.

Workplace Wellness

To stay fit and healthy in the office, it is important to incorporate regular movement, such as hourly movements, desk exercises, and walk breaks. Companies can also promote physical and mental well-being by offering gym memberships or wellness programs as perks. Additionally, maintaining a nutritious diet and prioritizing mental health are crucial for overall well-being in the office.
