New data from the U.S. Census Bureau reveals that America's largest cities are slowly recovering from the pandemic-induced out-migration. Cities like New York, Los Angeles, and Chicago have seen a decrease in population decline, while smaller metro areas have experienced population growth. The data also highlights the impact of international immigration on major cities' population gains. These demographic changes challenge outdated perceptions and provide valuable insights for real estate investors.
According to new data from Placer.ai, South Florida leads the nation in office attendance recovery compared to pre-pandemic levels. Office visits in the Miami metro area are just 14% off from April 2019, while the U.S. overall remains 32.2% behind. This trend has contributed to rent growth and stable vacancy rates in South Florida, making it one of the strongest markets for property owners.
According to the Chicago Fed Survey of Economic Conditions, remote work has remained prevalent in high-teleworkable sectors, with 80% of workers continuing to work remotely. While low-teleworkable sectors have seen a return to on-site work, remote work levels in this category remain higher than pre-pandemic levels. This long-term shift in work arrangements may impact job satisfaction, productivity, and the commercial real estate market.
Vornado Realty Trust, one of Manhattan's largest owners of office and retail space, reported a decline in funds from operations and occupancy rates in the first quarter. Disparities in prime rent values and the strategic decisions of businesses seeking cost-effective areas are influencing the market.

A meta-analysis paper by researchers from Stanford University, the University of Chicago, and the Instituto Tecnológico Autónomo de México provides definitive proof that the traditional office workplace is no longer effective for remote-capable employees. Hybrid work models, combining remote and in-office activities, have been shown to increase productivity and job satisfaction. However, fully remote work can introduce communication difficulties, lack of immediate feedback, and disengagement from work tasks. Best practices for remote work management are necessary to mitigate these challenges.
According to a survey by JLL, hybrid working is now the most common workstyle globally, with 87% of organizations operating with a hybrid program. The report explores how hybrid offices are shifting to accommodate a greater variety of work activities and provides best practices for occupancy planning and workplace design. Utilization data, technology investment, and prioritizing individual and private seating are key to reflecting the changing needs of the workplace. Accurate space data and new technologies, such as occupancy sensors and real-time analytics, are crucial for effective workplace planning and management in a hybrid environment.

Workplace News

U.S. Senators Mitt Romney and Joe Manchin have introduced the "Back to Work Act," a bipartisan bill that proposes limiting telework for federal employees to 40% of their total work hours. The bill aims to address concerns about productivity and local economic impacts, but has sparked debates over workplace flexibility and the advantages of remote work arrangements.
According to the Conference Board's U.S. Job Satisfaction report, women in the workforce continue to experience lower overall job satisfaction than men, with gaps particularly evident in financial benefits, career growth opportunities, and recognition. Despite comprising nearly half of the U.S. workforce, women still face pay disparities, earning 83.7% of what men are paid on average. The report also highlights a decrease in job satisfaction for both men and women, with financial benefits being the most affected. Additionally, individuals who switched jobs during the pandemic reported lower overall job satisfaction compared to those who stayed in their positions.
American cities like Tulsa, Topeka, and states like West Virginia are offering financial incentives, including cash payments and social perks, to attract remote workers and boost their local economies. These programs require a commitment to living in the area for a set period and often include additional benefits like free recreational activities and coworking space access. While these initiatives show potential for positive economic and community impact, long-term sustainability and inclusive growth must be considered for their success.
A study reveals that over 2.5 million British employees have admitted to stealing from their workplace, with stolen items ranging from pens and stationery to food, electronics, and money. The legal profession tops the list of professions most likely to steal (hardly surprising), followed by marketing and PR employees. The study highlights the ongoing need for secure office storage and emphasizes the importance of addressing theft in the workplace.
Office owners are embracing tech tools to run in-house flex spaces as a response to the changing dynamics of office space usage. By launching their own flex space platforms, office landlords can quickly fill vacant spaces, generate immediate income, and meet the growing demand for flexible options. These spaces require seamless services such as access control, space booking, and amenities, which can be facilitated by PropTech and software companies. Major office owners like SL Green, Hines, and Tishman Speyer have successfully implemented their own flex space brands, leveraging tech partnerships to enhance the tenant experience and achieve rent premiums.
The integration of AI and collaboration tools is driving high productivity, with 72% of businesses reporting gains in 2024. Digital tools, including multiple collaboration tools, are key to increasing productivity. Communication technology also plays a significant role, with 46% of business leaders anticipating its impact on company performance. The decision to introduce remote work arrangements is not correlated with communication technology use, as the benefits are similar across remote, hybrid, and in-person teams. Investments in AI and digital collaboration tools are becoming necessities for higher productivity.

Trends

The rise of hybrid work has created uncertainty about the future of office spaces, with economic indicators suggesting a mismatch between supply and demand. This could lead to financial challenges for the real estate sector. Furthermore, the potential for increased remote work could reduce the need for office spaces, impacting financial strategies, company cultures, and real estate markets. The economics of the office market paint a grim picture, with high interest rates on commercial loans and a large amount of unoccupied office space. However, the future of this market is still unclear and could be influenced by various factors, including loan maturities, debt defaults, and inflation.

Creating a resilient and positive workplace environment through thoughtful design fosters a sense of belonging and purpose among employees, nurturing a culture of optimism and connection. The key is to create an ecosystem that can adapt to evolving employee needs and preferences over time. This involves listening to employees, understanding their needs, and designing flexible, tech-enabled spaces that support their purpose. Inclusive and equitable design practices should be used to accommodate diverse needs, and community, culture, and connection should be activated through intentional branding, art, and programming. Prioritizing well-being is also essential for a resilient workplace.

Smart furniture plays a crucial role in creating healthier office spaces. Intelligent desks, equipped with IoT technology, allow employees to reserve desks based on their preferences, providing flexibility and cost savings. The integration of devices and sensors in smart desks enables customization of the workspace environment, such as adjusting lighting and temperature. Automation features further enhance the functionality of smart furniture, including transitioning between sitting and standing configurations and automating meeting notes dissemination. The data generated by smart furniture offers valuable insights for improving employee comfort and productivity.

Installnet hits major sustainability milestone, diverting 50 million pounds of unused office furniture from landfill
Commercial furniture solutions company Installnet hit a major milestone this week, diverting more than 50 million pounds of unused office furniture from landfill through its sustainability program, Ecoserv. Instead of going to landfill, where the furniture would have generated dangerous emissions, Installnet kept the furniture in circulation through resale, donations, and recycling.

The effort eliminated the equivalent of more than 91,750 metric tons of emissions, which has the same benefit as cutting 235 million miles of driving by gas-powered vehicles.

“We are immensely proud of this milestone,” said Dale Ewing, founder and CEO of Installnet. “Fifty million pounds is 2,500 semi-trucks of furniture still in use instead of being sent to landfill. Our work helps community groups - from domestic violence shelters to police stations - devote more of their resources to serving people in need.”

Watching furniture go to landfill and believing there must be a better way, Installnet created Ecoserv in 2012. Since then, the program has evolved and grown to meet the changing needs of customers, including hybrid work which has prompted many corporations to downsize and redesign their offices. Installnet is also strengthening its reporting mechanisms to meet new sustainability requirements from California and the European Union expected to take effect next year.

About 17 billion pounds of office assets are dumped into landfills each year in the U.S., creating emissions equal to those produced by 5.7 million cars – on-third of all cars sold in the country each year, according to the Environmental Protection Agency (EPA).

Unlike other programs that pick and choose items to donate, recycle or sell, Installnet takes responsibility for all the items removed from a site, reporting to clients the total percentage of items diverted. Last year, the company completed 389 decommission projects, for an average diversion rate of 79.5%.

A fulltime outreach team matches local nonprofit and community groups that need furniture with unused furniture coming out of commercial sites. Finding homes for the unwanted assets within a 14 to 60-day timeframe can be challenging, requiring creative, unusual solutions.

In a recent project in Birmingham, AL, for instance, Installnet worked with King’s Home, a nonprofit serving victims of domestic violence and the homeless to turn laminate worksurfaces into tables that can be sold in their thrift shop or used in their group homes. King’s Home took 1,200 worksurfaces from the Vulcan Materials corporate headquarters building and added legs to them to keep them out of landfill. Worksurfaces are some of the most difficult items to reuse and they cannot be recycled.

"This specific donation from Vulcan is such a blessing because not only are we able to sell these items it also helps in our backroom operations,” said King’s Home President Lew Burdette. “Every penny that we make in these stores goes back to helping others. What a blessing that is."
Andrea Mulloni, Head of Sustainability at Arper, discusses the introduction of the new material, PaperShell, in the furniture industry. PaperShell is a biogenic material made from a by-product of wood and offers the same properties as wood but at a more affordable cost. The first item of furniture made with PaperShell is the Catifa53 chair, known for its sustainable design and environmental product declaration. Arper is also working on a take-back system for recycling and plans to explore further collaborations and uses for PaperShell in their collections.

Makerspaces are innovative areas where people can design, prototype, and create physical objects.
