NeighborWorks® Recap

Speakers: Roger Nadrchal of NeighborWorks® Northeast, Wayne Mortensen of NeighborWorks® Lincoln, and Leslie Coleman of NeighborWorks® Home Solutions

NeighborWorks® is a national organization funded by HUD and private donations that focuses on homeownership education/promotion, housing preservation/rehabilitation, real estate lending, and housing development.  There are more than 250 NeighborWorks® organizations, large and small, across the country. 
 
The three NeighborWorks® entities in Nebraska are:

NeighborWorks® Northeast has been in operation for 25 years serving Northeast Nebraska. During that time they have helped construct 145 new homes, rehabbed 655, and provided homeowner education to nearly 3,000 Nebraskans.  They have provided $13M in down payment assistance and increased the value of residential properties by $22M.  The director, Roger Nadrchal is the longtime director and serves on several national NeighborWorks® and rural development boards.

NeighborWorks® Lincoln is focusing their current errors on two main areas, REDI Focus (Racial Equity, Diversity, and Inclusion) and excellence in governance.  Director Wayne Mortensen hopes to use leadership diversification, and organizational structure to help Lincoln move forward in community design, planning, and development.  Graduates of the NeighborWorks® Lincoln homeowner education program have an incredibly low foreclosure rate of only 0.1%.  Currently, NW Lincoln helps build 8-12 new homes per year and rehabs 50-80 homes.  In the future, they hope to work on a housing triage program and development products to help increase affordability and equity.

NeighborWorks® Home Solutions serves in the Omaha metro area, including Council Bluffs, with their real estate development and asset management, which currently has 12 properties in the metro.  They conduct single family and multifamily development across the region, and have a Down Payment Assistance partnership with the city of Council Bluffs.  The single family development program targets both affordable and workforce home development.  Future projects include on-campus housing for low and moderate renters, and 20 workforce housing units working as both a contractor and partner.
