The cubicle, originally designed to combat the noise and lack of privacy in open-plan offices, is making a comeback in the post-pandemic era as workers seek even a half-private space. Companies, designers, and furniture manufacturers are recognizing the need for hybrid workspaces and are reinventing the cubicle to account for unprecedented conditions of how and where people work today. New types of cubicles are making their way into offices, with designers broadening the types of desks, chairs, seating, meeting spaces, and collaboration areas they offer. The future of the cubicle is looking more flexible and adaptable than ever before.

Carl Hansen & Søn Acquires Danish Lighting Manufacturer Pandul
Furniture company Carl Hansen & Søn has acquired Danish lighting manufacturer Pandul, which distributes its products globally and will continue to operate unchanged. The Pandul collection includes lighting designed by Hans J. Wegner, whose work links the brand to Carl Hansen & Søn. The deal will strengthen the furniture company's position as a multidisciplinary design firm.

MillerKnoll Brings Solar Power to U.K. Operations Facility
MillerKnoll has installed solar panels at its PortalMill facility in the U.K. to generate renewable energy and reduce its carbon footprint. The facility is expected to produce 20% of its electricity through solar power, offsetting 140 tons of CO2 per year and partnering with Creating Tomorrow's Forests to plant more than 60 trees. MillerKnoll plans to continue investing in renewable energy to reduce its carbon footprint by 50% by 2030.
Trellis, a Grand Rapids-based certified MillerKnoll dealer, has acquired Luxury Janitorial Services, a Greenville-based cleaning company that has been in business for nearly 30 years. Trellis aims to provide cleaning services to its office furniture customers and expand Luxury's footprint and service offerings in the West Michigan region. The terms of the deal were not disclosed.
As office occupancy slowly picks up after months of being deserted, buildings are being kept in "on" mode with air-conditioning, lighting, and IT activated for whoever comes in. However, energy use in the office sector is generally trending downward, according to data from real estate data management company Measurabl that tracks energy use in 17 billion square feet worth of buildings worldwide. The median energy usage per square foot is broadly going down over time in six major American cities. This suggests that building owners and managers are finally taking a more proactive approach to managing how their buildings use energy. The decline in energy intensity and carbon in the institutionally owned office sector is attributed to their capability of actively managing these buildings and their capital to do the work. However, building owners that aren't yet tracking their energy use and carbon emissions could continue to skew the numbers by burning excess energy that doesn't match with how they're actually being used, representing a significant amount of space.
Net absorption of office space in the US decreased by 15.9 MSF in Q2, with only 19 of the 51 markets tracked by Transwestern showing positive absorption. The overall vacancy rate rose to 13.5%, and the report predicts that it will not stabilize until 2024. Asking rents rose 1.4% YoY, but the average growth rate has decelerated since pre-COVID times. Recovery will be long and uneven, with tenants expected to right size by 20% on average, according to Transwestern.

The pandemic brought about some common beliefs on work and workplaces. One of which is that people are more productive doing focused work at home and creative work at the office. However, this is not always the case for everyone. Many people prefer focussed work in the office or find it challenging to work from home. As hybrid working culture continues to emerge, offices must provide spaces for both individual and collaborative work. The need for a balance between private and shared spaces remains essential, and acoustic pods are not enough. Providing people with the right spaces for privacy, quiet, and focus is critical in supporting activities that could be carried out in an ideal home working environment. The challenge for designers is to create spaces that allow people to work with distractions and to remain focused. The goal is to provide an equivalent experience to that people enjoy at home.

Workspace News

As the pandemic has shifted the way people work, Cisco has been reimagining the office experience for the hybrid-work revolution. The company emphasizes that people come back to the office to collaborate and socialize, rather than for individual work, and has already moved its Atlanta and New York City locations to have fewer offices, video in almost every room, and no designated desks for employees. Cisco's approach differs from amenities landlords are offering to lure employees back to the office, and the company plans to expand its strategy to most "tier one" cities.
Remote and hybrid work models have highlighted the importance of human connection in the workplace. Research shows that social integration and close relationships are critical to employee well-being and job satisfaction. To foster these connections, leaders can encourage team-building activities, sharing work, human-perspective write-ups, and assigning a colleague to help onboard newcomers. By doing so, companies can reduce attrition and create a more engaged workforce.
A few years ago, Generation Z was ready to graduate college and start working in an office. But in 2020, the pandemic changed everything. Now, companies are trying to figure out how to make remote work and in-person work fit the needs of everyone, especially Gen Z. This generation wants flexibility, work-life balance, and good health, but they also miss the benefits of in-person work, like learning from colleagues and mentors. To keep Gen Z engaged and happy, companies should create inspiring and interactive offices, offer perks like fitness facilities and team events, and encourage trust and mentorship among colleagues.
A study by workplace consultancy AWA found that workers are only coming into the office for an average of 1.75 days a week, leading firms to consolidate office space and improve desk use. The study also found that 46% of offices do not have a hybrid working policy, and employees are not adhering to employers' directives to attend the office. AWA predicts a gradual build-up of empty office space over the next 5-10 years as leases expire, with a resultant downward pressure on rents and asset values.
Remote work has become a priority for employees, with studies showing no boost to productivity and a decline for fully remote work. Despite this, most employers have given up on prodding staff to return to the office full time. Workers are demanding more nonmonetary compensation, such as paid leave and flexible hours, and are often putting in fewer hours or accomplishing less in the hours they do put in, leading to a happier workforce. Employers are responding by offering more paid time off and paid parental leave, and employees are taking more vacation. While employment is growing rapidly, employees are working fewer hours now than in 2019, and the hours they do put in are less productive.

Peloton Interactive Inc. is targeting business clients to bring its offerings into more commercial buildings as it attempts to prop up flagging finances. The company is using Peloton for Business to move its bike and interactive app into hotels, corporate wellness centers, apartment buildings, educational institutions, healthcare facilities and neighborhood gyms. Peloton for Business is described as a “unified portfolio of B2B wellbeing solutions for enterprise clients.” The business initiative will allow employers to offer the app as a worker benefit, and the company is also attempting to sell more bikes to hotels, residential buildings and office gyms.

Coworking

WeWork's potential bankruptcy could worsen the already struggling office market with vacancy, sublease space, and maturing debt. WeWork's small slice of the overall office market still has tenants and landlords considering the impact of a potential bankruptcy. If WeWork files for bankruptcy, a few potential paths could be pursued, but the primary issue will be how a debtor deals with WeWork's leases. Coworking and flexible-office operators are having to contend with weaker demand more broadly as the office market and economy try to regain their footing.

Trends

An AI's depiction of the office of the future at various points over the next quarter of a century shows that the office of the future will look much like the office of today. The workplace will still be populated by humans, and the design of chairs is constrained by our forms. The one thing these images lack is people, which is a shame but not unusual for depictions of offices.

Design

Office property owners across the country are renovating their properties to compete for tenants in the face of remote work. This has led to major renovations of lobbies, which are now being used for more purposes. To stand out, office owners are experimenting with lobby design and activation by adding amenities such as food and beverage bars, fitness centers, co-working spaces, and lounge areas. The trend is toward creating “porous” areas that blend public and private amenities. The balance between public and private space is a concern for landlords, but it can be achieved through security measures and by creating portions of amenity spaces that are exclusive to tenants. Adding amenities to the lobby not only creates a more inviting atmosphere but also serves as another revenue source for office owners. Moreover, it could help retain tenants and boost office occupancy, as tenants consider lobby appearance an important piece of the puzzle. The trend is unlikely to reverse, and designing lobby spaces to be flexible could be the way to ensure they will be able to adapt to the next trend.

Green / Sustainability

Manufacturing low- or no-carbon substitutes for building materials is a challenge for reducing real estate's 40% contribution to global greenhouse gas emissions. Speakers at Bisnow's Los Angeles Architecture and Design Summit noted a lack of knowledge among manufacturing sector representatives about their products. The difficulty of tracking embodied carbon in materials is another obstacle to reducing emissions. Architects and designers can help by specifying the use of excellent low-carbon products.

Beyond Surface-Level Sustainability: Humanscale Eliminates Harmful Chemicals
Humanscale is committed to eliminating harmful chemicals from their products as part of their Corporate Social Responsibility (CSR) strategy. They have removed halogenated flame retardants (HFRs) from all their products and have abandoned stain-resistant coatings containing Polyfluoroalkyl Substances (PFAs) due to health risks. Humanscale prioritizes sustainability and durability, crafting high-quality textiles that are intrinsically resistant to wear. Their actions underscore a commitment to environmental conservation and consumer health, encouraging others in the industry to follow suit.

AI

Landsec, London's biggest office owner, is using its 50K SF headquarters as a test bed to see how artificial intelligence (AI) can help reduce energy consumption and carbon emissions, potentially rolling it out across its £10.2B portfolio. The company is working with Canadian firm Brainbox AI, which uses a cloud-based algorithm to analyse data on a building's energy use and external factors such as weather. The AI then works out the optimal time for heating, cooling and air flow systems to be turned on, ensuring different areas of a building are at a comfortable temperature, but systems are not in use when the building is not being occupied.

Artek has released the Paimio Sanatorium Anniversary Collection to celebrate the 90th anniversary of the Aaltos’ Paimio Sanatorium, a groundbreaking functionalist building designed to care for tuberculosis patients. The collection includes a limited and numbered edition of Armchair 41 and Stool 60, available in colors that match the building’s original color scheme. For every item sold, Artek will donate to the Paimio Sanatorium Foundation to support the protection of the structure and furniture and the development of new uses for the facilities.
