3form Announces Just Label for Company-wide Social Justice - 1 of only 5 manufacturers to hold the Just Label 

Materials manufacturer 3form has launched the Just Label, a nutrition label that evaluates socially just and equitable organizations. Reviewed and awarded by ILFI, the Just Label assesses 22 social justice indicators for companies to evaluate their policies, and provide transparency to employees and customers. Only 168 organizations, including 5 manufacturers, have published their Just Label.

The Just Label highlights 3form's commitment to their 400+ employees, with practices and policies that acknowledge the company's ethical values. Just acknowledges 3form's ongoing effort to create an equitable workplace, and further demonstrates their dedication to transparency.

To achieve the Just Label, 3form had to meet diversity and inclusion requirements across all locations, with over one-third of their workforce being minorities, and nearly one-third of their leadership team headed by women. 3form has been working towards becoming a Just organization for 20 years, with employee equity policies, benefit programs, and health and wellness initiatives across their headquarters and factories.

3form believes transparency is vital to creating a more equitable future, and the Just Label provides a framework for pursuing more equitable programming and employee benefits.

Keilhauer Opens New Showroom in Downtown Toronto
Keilhauer, a North American furniture manufacturer, has opened its first furniture showroom in downtown Toronto. The showroom, designed by Figure3, features various furniture installations in a cohesive color story and a gallery-like feeling. The space showcases Keilhauer's iconic pieces and bestsellers and is by appointment only.
The home office furniture category saw a massive uptick in business during the COVID pandemic, but as the pandemic winds down, opinions on the category's strength are mixed. Some companies report that demand has normalized, while others believe the category will remain a staple due to the continued popularity of remote work. The office/contract furniture industry has also seen declining sales, with some companies reporting a slower than normal return to the office. Despite this, many companies remain committed to the home office category and continue to develop new products for it.

A companion to the previously released Trends Outlook Report, this State of the Interior Design report is filled with key information and statistics detailing the current state of the industry with implications and analytics on the entire workforce spanning from students to professionals.

Notable insights from the report include:

  • New York is the highest paying city for interior designers with an average annual wage of around $81,000
  • Despite making up 88.5% of the interior design workforce, women earn slightly less than men, around $0.98 for every dollar men earn
  • There was a 2.9% increase (from 2021) in certification with 15,159 NCIDQ Certificate holders in 2022
  • By the end of 2022, 30 U.S. jurisdictions recognize the interior design practice in some way, providing permitting privileges for qualified interior designers
  • Over 9,000 interior design students completed their degree program and graduated in 2022; 85% of students who graduated were employed as interior designers
  • The number of interior design firms increased 3.7% since 2021 with around 17,000 total in 2022.
  • California has not only the most interior design firms, but also the highest number of employed designers in firms
  • 4,500 interior design jobs added by employers in 2022
  • The average annual salary has increased by 0.5% at $62,859; there’s a 2.2% increase in average hourly wage at $30.75

According to a new report from CoStar, office occupancy is worse than during the Great Recession, with both vacancy and availability at record highs. The report suggests that there is room for vacancy to increase further, and that the pandemic has accelerated a trend of decreasing office space per worker. New leasing volume has increased slightly but remains below pre-pandemic levels, and the average size of new leases is shrinking again. Overall, organizations are occupying approximately 337 million fewer square feet than expected.
JPMorgan Chase has informed managing directors that they are required to be in the office five days a week, according to a memo sent to staff. The bank cited the need for leaders to be visible on the floor, meet with clients, teach and advise, and be accessible for immediate feedback and impromptu meetings. While most employees are keeping to their hybrid work arrangements, there are some who are not meeting their in-office attendance expectations. The bank's CEO, Jamie Dimon, has previously spoken out against remote work, but has since taken a more tempered approach, acknowledging that it can work for some people.
Boston's office market is suffering from historic highs in vacancy rates and millions of square feet of occupancy losses, with experts predicting that the situation will only get worse. Although the market has attracted new companies, the amount of sublease space tenants have put on the market has reached the highest level in 20 years. Experts predict negative net absorption and vacancy rates will only continue to increase as the market corrects, and companies will continue to put more space back on the market as they plan their strategies more carefully.
Omnicom Group, a global holding company that owns dozens of marketing and advertising firms, is undergoing a "massive" consolidation of its office space in the US, with only 12% occupancy across its offices. The downsizing will likely force multiple brands to share space, and the company's consolidation strategy will leave enough space for 60% to 70% of employees to work in the office every weekday. Over $500M of Omnicom's leasing costs will come due after 2027, according to the company's SEC filing.
A new report by CBRE indicates that hybrid work is taking hold in Canada and putting a dent in office occupancy, with the national vacancy rate at an all-time high of 17.7%. Despite the rise in vacancy rates, average Class A net rents continue to trend upward, with tenants looking for high-quality space that acts as conductors for business productivity and development. Vancouver is the only remaining market with a vacancy rate below 10%, while downtown vacancy rates now surpass suburban levels in all markets except Toronto and Montreal.

Companies are turning to hybrid work experts, like behavioral scientist Gleb Tsipursky, for advice on navigating the return-to-office debate. Tsipursky's philosophy is that hybrid work is psychological, not just a logistical dilemma. He teaches companies to consider the psychological reasons people want to work remotely and to give them reasons to act a certain way, rather than mandating a return to the office. Hybrid experts believe that return-to-office planning is about moderation and that workers should have the value of the office and the benefits of flexibility at home.

While some employers may have no issue with their employees having multiple jobs, others will have stricter contracts, which they will require employees not to breach. However, working multiple full-time jobs can lead to burnout and exhaustion.
Redwood City, California has approved a $1 million contract with office furniture dealer Pivot to purchase ergonomic furniture for the city manager's office, IT, emergency operations center, and the North Fair Oaks Community Center. The move comes as workers' compensation claims continue to rise, with the city spending $7.7 million on such claims in fiscal year 2020-2021. The cost of workers' compensation claims for office workers, which include the city managers' and the information technology's offices, totaled $1.1 million. The city's focus on ergonomics has been driven by a city council directive to reduce annual costs associated with workers' compensation claims.

While this may seem discouraging, it's important to note that buildings never achieved full occupancy before the pandemic, with most estimates hovering around 75-85% at best. Occupancy varies widely from city to city, with Austin and Houston regularly seeing rates above 60%, while San Francisco and New York struggle to cross the 50% threshold, with Friday's occupancy dipping below 30%.

It's critical for portfolios to measure occupancy across their assets and at each building. Companies need data about who is coming to the office and when to understand employee behavior and create the right spaces for collaboration and productivity. Access control data reveals which spaces are most popular in this new era of hybrid work, and the success of newly offered amenities.

NI (formerly National Instruments) partnered with Gensler to develop a workplace strategy for their headquarters in Austin, which eventually led to the creation of a workplace pilot program that could adapt to new ways of working. Over 600 people participated in the pilot, providing valuable feedback that helped inform a larger campus-wide renovation. The pilot program reduced the risk of big campus renovations and helped NI understand how they work and what kind of spaces they need to enable that work. The pilot process impacted NI's real estate team and portfolio, enabling them to create a playbook that's scalable and speeds up the process of designing and building space. The feedback from the pilot program demonstrated that good, thoughtful design based on deep knowledge of who they are and how they work will organically deliver better engagement in the office.

Media employees report spending less time working alone and more time collaborating virtually, learning, and socializing. They are also highly mobile, working from a variety of locations. Media companies have an opportunity to appeal to Millennials and Gen Z by creating a less corporate, more dynamic work experience. The survey also shows that media employees value access to specific spaces and resources, as well as impromptu face-to-face time. Creating spaces that can accommodate hybrid meetings is a top priority for improving workplace performance.

Leland's Amadeus stacking chair is getting a new color revision inspired by American Modernism. Ikea is launching a new interior design service in the US, offering personalized room designs for $100 per room for personal spaces and $300 per room for businesses. Customers fill out an online questionnaire and work with an Ikea designer over three video conference sessions to create a design, which can then be purchased and installed through Ikea. The move is part of Ikea's strategy to expand its services and improve the customer experience, following the success of its Design Studios in Canada.
The pandemic has led many therapists to give up their offices and switch to remote work. As a result, therapist offices are now available for rent or sale at lower prices, but are struggling to find tenants due to a lack of demand. Some landlords have converted these offices into co-working spaces or leased them to other medical professionals, while others have struggled to find new tenants due to zoning regulations and conservative co-op boards. Meanwhile, therapists who are returning to in-person work are looking for spaces in different neighborhoods, but are struggling to find suitable options.
The former headquarters of The Wing in New York City, a woman-only coworking space located at 137 Second Avenue, has been listed for sale at $22.5 million. The building, which was previously the Stuyvesant Polyclinic and the Cabrini Medical Center, is a three-story, 15,000-square-foot space that still contains The Wing's furniture. Bark, the company behind BarkBox, has created an extremely dog-friendly office in New York City, complete with an indoor dog park. The 1,200 square foot park features a climbable pedestal, a small tunnel, a ball pit, and seating for humans. The office also includes cubby-like nooks for humans and dogs to work and lounge together, baby gated areas for dogs, and a cafe space for social interaction. The space was designed to be optimized for dogs and people having a great time together, with materials that won't be ruined by dogs. The office is still figuring out how to navigate the hybrid work style brought on by the pandemic, but the dog park remains a standout amenity enjoyed by both dogs and humans.
Cisco's new Atlanta office has been designed for the needs of hybrid work, with a focus on creative work, innovation, planning, and mentoring/training. The office is strategically located next to Georgia Tech and has a goal of hiring 700 new employees with local talent over the next five years. Cisco is partnering with Georgia Tech and Historically Black Colleges and Universities in the area to help teach local students important digital skills while collaborating with organizations like the Metro Atlanta Chamber to positively impact the city's economy. The office includes a variety of conference rooms and meeting spaces with different types of Webex systems to support different activities, and everything that can be power-over-Ethernet is. Cisco will use Atlanta as a showcase to help customers make the office "a magnet and not a mandate."
TotalEnergies' new headquarters in Spain, designed by The Move, reflects the company's values of flexibility, transparency, closeness, and sustainability. The office features collaborative workspaces, a multi-purpose tiered staircase, and "Plazas de la Energia" that serve as activity centers for the headquarters. The design process involved more than 40 employees, resulting in a space that reflects the company's point of view. The office has been well-received, with daily occupancy higher than expected and external organizations requesting the space for their own events.
