Industry News

Nemschoff Chairs, owned by MillerKnoll, a merger of Herman Miller and Knoll, will shut down its Sheboygan plant by September to consolidate operations among its production sites. Production will be moved to other locations across the U.S. Less than 200 employees will be affected by the closure. In 2019, Nemschoff Chairs reduced its workforce to meet demands, and it is unclear if the affected employees are from that group. The company is currently bargaining with the Sheboygan site's union to reach an agreement, and the impact on employees is uncertain at this time. Sheboygan was once known as "Chair City" in the late 1800s, with nearly 3 million chairs shipped via the lake and railway.
As for MillerKnoll, the plant closing is part of this program and is expected to result in pre-tax costs of approximately $140 million. The company's Americas Contract segment posted a decrease in net sales and new orders for the third quarter of fiscal year 2023.

Logiflex Office Furniture Invests $40 Million to Relocate to New Sherbrooke Industrial Park

Logiflex Inc. plans to invest $40 million to build a new plant in the Sherbrooke Regional Industrial Park which will help improve its automated manufacturing systems and increase production capacity. The new plant is scheduled to be completed in 2025. Logiflex has received financial support from the Quebec government and the Ville de Sherbrooke to facilitate land purchasing. The company has invested $10 million over the past few years to implement equipment and systems to help increase competitiveness.

Logiflex president Yan Sinclair says, “Automation is key to competitiveness. Automation will allow us to increase our production capacity by more than 50%. We will be consolidating 210 existing positions and creating 50 more over the next three years.”

In 2022, Logiflex launched Xtension, its new all-laminate panel system collection. Xtension desks help divide an open-plan space and make integrating electrical management systems easy and efficient. This spring, the company will also introduce a new line of storage lockers, a must-have item for shared spaces.

“Logiflex has been a major leader in digital transformation for over a decade,” says Nathalie Prince, Director, Business Services – Advanced Manufacturing at Sherbrooke Innopole. “Sherbrooke is lucky to have a company like Logiflex to bolster the city’s economic growth with this major project.”

The Mart Experiences Impressive Growth Ahead of NeoCon 2023

THE MART announced that seven new brands have signed on for permanent showrooms ahead of NeoCon 2023 in Chicago.

“We’ve seen over 200,000 square feet of showroom leasing within the past 18 months, with the contract industry representing more than half of that. Many of our new permanent tenants started out with temporary spaces on the 7th floor. It's a great testament to the strength of our building that manufacturers, especially international brands aiming to tap into the US market, have chosen THE MART as their catalyst for growth and expansion,” comments Byron Morton, Vice President and Co-Head of Leasing for THE MART.

British-based Frövi, Borgo Contract Seating, FurnitureLab, Venue Industries, Schiavello, Tiger Leather, and Stance have all secured permanent showrooms at THE MART. New and noteworthy 7th floor exhibitors include Anthom Design House, Alvic USA, Arrmet, Cane-line Furniture, Formica Corporation, Nardi S.p.A, Mute Design, Room & Board Business Interiors, and Zintra, all bringing fresh and innovative solutions from the US and around the globe.

Despite layoffs at parent company Alphabet, Google is moving forward with plans to occupy two new office towers in Los Angeles and Austin, Texas. The company is sticking to its pre-pandemic commitment to lease the spaces, even as other tech giants like Microsoft and Amazon halt plans for real estate growth amid economic downturns.
According to a new survey from Pew Research Center, as of February 2023, the share of workers with remote-friendly jobs who were working a hybrid schedule was higher than those who work remotely all the time. The fully remote crowd is shrinking, but remote work is likely going to remain a permanent feature of the work landscape. Several large companies are asking workers to come into the office more often, citing concerns about productivity. However, for those who can work remotely, the biggest upside is that it allows them to balance work and personal life, according to Pew.
The shift to remote and hybrid work has led to a fundamental change in office demand, leaving many older office buildings vulnerable to being under-equipped with amenities and underwater financially. Almost 70% of the US office space was built before 1990 and is in need of substantial upgrades to remain competitive. With rising interest rates, higher operating costs, and reticent lenders, landlords may have to spend huge sums to pay down expiring mortgages that have become outsized in the current lending market as commercial properties fall in value.
According to a report from JLL, Manhattan's office vacancy rate reached a record high of over 16% in Q1 2023, with leasing activity dropping to its lowest level since Q2 2021. The delivery of over 1.5 million square feet of new office space, along with more properties being listed for sublease, contributed to negative absorption of minus 1.4 million square feet in Manhattan in Q1, pushing the vacancy rate up by 40 basis points. Average overall rents remained plateaued at about $77 per square foot, with landlords under pressure to stay competitive by investing in new tenant amenities or offering generous concessions.
Pinterest will pay at least $100M to consolidate office space in downtown San Francisco, retaining its headquarters while vacating office space at two other locations. The company plans to sublease the vacated space and negotiate early lease terminations. This move comes one month after the company laid off 4% of its workforce. The building at 505 Brannan St. was completed in 2016 and is co-owned by Alexandria Real Estate Equities and TMG Partners. The San Francisco office market has high vacancy rates, with CBRE reporting rates as high as 29.4% in the first quarter.
There are challenges facing the office real estate market in Dallas, including limited funding for office projects, an increase in defaults and foreclosures, and a record amount of sublease space. Some owners are considering converting distressed office stock to multifamily properties, but this is not feasible for all buildings. The future of the office market is uncertain, but there may be opportunities for well-capitalized companies to innovate and emerge stronger.
Trepp recently analyzed the office and retail commercial real estate (CRE) sectors and found potential bad news in each. Of the $270 billion of bank CRE loans maturing in 2023, about $80 billion (30%) are backed by office properties. Trepp also showed an 80 basis-point increase in CMBS office delinquency between December 2022 and February 2023. In the retail sector, retail leads corporate defaults at the moment, with 30% of a global tally of defaults through February 28. The CMBS retail delinquency rate has declined 22 basis points since December and was 6.75% in February, but retail continues to post the highest delinquency rate of the five main property types. The top five states for increased office delinquencies were Pennsylvania, North Carolina, Mississippi, South Carolina, and the District of Columbia, while the states with the biggest increases in retail delinquencies were Missouri, Indiana, Virginia, New Mexico, and Ohio.

The open-air space features a chef's table, glass garage-style doors that open onto a patio, and a test kitchen for cooking lessons and demonstrations led by ChowNow collaborators. The space was designed to maximize utility for content creation, with different backdrops elicited by integrating a variety of materials and playing with scale and pattern.
