The Latest Buzz about Contract Furniture and the Workspace

Strategic Partnerships Reshaping the Future of Furniture Design

In the contract furniture world where design, quality, and sustainability are more than just buzzwords, strategic partnerships in the furniture manufacturing industry are leading the way towards a more innovative and environmentally conscious future. Two notable collaborations last week made headlines, underscoring the potential of such alliances to redefine industry products and foster growth.

Firstly, Teknion, a company known for its commitment to high-quality, sustainable furniture solutions, has entered into a strategic partnership with Modus, a UK-based manufacturer known for its strong sustainability narrative and exceptional design prowess. This alliance marks a significant milestone as Modus becomes the first British manufacturer to join forces with Teknion. The partnership is poised to enhance Teknion's global supply chain capabilities, with Modus’s manufacturing facility in Somerset, UK playing a key role.

David Feldberg, President and CEO of Teknion, highlighted the shared values and high standards for design, quality, craft, and sustainability that brought these two entities together. Jon Powell, Managing Director of Modus, echoed this sentiment, emphasizing the shared entrepreneurial spirit and the importance of design that lies at the heart of their collaboration. This partnership not only aims to bolster Modus's growth on a global scale but also to meet the evolving demands for a softer, more inclusive, and collaborative workplace.

In a parallel development, Newport-based furniture manufacturer Bisley has made a strategic investment in MARK Product, a sustainably-led furniture brand known for its commitment to ethical and environmentally conscious design. MARK, an acronym for Made And Realised in Kernow (Cornwall), has gained favor among high-end and sustainable office furniture project providers since its inception in 2008. The brand’s dedication to sustainability was further solidified with its recent B-Corp accreditation.

Bisley CEO, Richard Costin, expressed enthusiasm for the investment, highlighting the alignment between Bisley’s heritage and MARK Product's innovative approach to furniture design. This partnership represents Bisley's ongoing diversification into new product areas, such as soft seating and outdoor furniture, which complements its existing portfolio and opens up new avenues for growth both in the UK and internationally.

These partnerships underscore a growing trend in the furniture manufacturing industry towards collaboration, sustainability, and innovation. By joining forces, companies like Teknion, Modus, Bisley, and MARK Product are not only expanding their product offerings but also reinforcing their commitment to environmental stewardship and ethical production practices. By the Numbers
HNI Corporation (NYSE:HNI) share price is 60% higher than it was a year ago, much better than the market return of around 28% (not including dividends) in the same period. That's a solid performance, but the longer term returns aren't as impressive, with stock gaining just 1.7% in three years.

Quote of the Week

Thank you for this week’s scathing takedown of the horses*** that is Sandow Media. Not only have we all been playing Emporer’s New Clothes with them for years, but also their single-minded greed has permanently altered our industry’s advertising and editorial landscape without also ultimately helping their own cause. Their entire enterprise is a black hole of dumbing down the conversation, creating useless content, and grossly inflating costs."

Teknion Enters into a Strategic Partnership with British Furniture Brand Modus
UK-based furniture maker Modus has announced a partnership with Canadian office furniture giant Teknion. This collaboration aims to expand their global presence and localize manufacturing capabilities, reducing the carbon footprint of their products. Modus will continue to operate independently, maintaining its brand and Somerset, UK manufacturing facility. Both companies share a focus on design quality and sustainability. The partnership is expected to drive strong growth for Modus and aligns with Teknion's demand for a more inclusive and collaborative workplace.

Bisley Acquires Stake in Sustainable Furniture Brand
Bisley, a furniture manufacturer based in Newport, has acquired a stake in MARK Product, a sustainable furniture brand in Cornwall. Bisley's CEO, Richard Costin, expressed excitement about diversifying into new product areas and partnering with MARK Product, which aligns with their commitment to furniture that is 'Made for Life'. MARK co-founder Anna Hart highlighted the opportunity to build on their core foundation of ethical and value-driven furniture production with Bisley's support.
Four years into the pandemic, office occupancy remains at about half of pre-pandemic levels, with an average of 52.5% in major U.S. metro areas. While there is some variation depending on the day, with higher occupancy mid-week, overall there are no significant signs of a bounce back in office use. Some cities, like Dallas and Austin, have seen slight increases in occupancy, but Philadelphia has the lowest rate at 42.3%.
According to new statistics from CoStar Group, the momentum seen in suburban offices since the pandemic has reversed. Net absorption has turned sharply negative in the suburbs, with nearly 50% of all suburban occupancy lost since 2020 occurring in the past 12 months. This trend is attributed to occupiers making long-term decisions about their office space, giving back space, relocating, or shrinking in place. The same dynamics impacting CBDs and downtown neighborhoods are now being felt in the suburbs.
The shrinking footprint of offices continues. Metro Loft Management CEO Nathan Berman plans to convert Pfizer's former Midtown headquarters into approximately 1,500 rental units, making it the largest office-to-residential conversion in Manhattan. This project surpasses Berman's ongoing conversion of 25 Water St in the Financial District. The former Pfizer headquarters was purchased by real estate investor David Werner, who also plans to acquire the ground from the estate of Bernard Kayden. The market slowdown led life sciences company Alexandria Real Estate Equities to sell the neighboring building at 219 E. 42nd St to Werner. Converting office space into residential units is becoming more common in New York City due to high office availability rates and record apartment rents.
RXR Realty CEO Scott Rechler's opinion on office space may be more nuanced than previously thought, according to RXR head of leasing Bill Elder. RXR and SL Green recently took out a $1.3B loan to refinance and renovate the office tower at 5 Times Square. The newly finished full floor of tenant amenities, designed by the Rockwell Group, aims to attract workers back to the office with features like a golf simulator. Elder predicts that older properties without amenities will struggle to sign tenants, while trophy new construction will continue to be successful. The amenity space at 5 Times Square is curated based on tenant input and run by a team of resident experience officers. The golf simulator has already seen significant usage, and RXR hopes to provide spaces that promote mental and physical health. The asking rents at 5 Times Square range from the low-$80s to the high-$90s, lower than their competitors in Midtown Manhattan. The building is targeting full-floor tenants, and there is already interest from potential tenants despite the weak tenant market.
A new report suggests that a surge in demand from the GenAI boom may not be enough to offset the impact of expiring office leases in San Francisco. Nearly a third of existing leases, signed at pre-pandemic prices, are set to expire by the end of 2025. The city's office market has seen a decrease in transaction size and lease term lengths, and office availability has surged to a record high. While tech employment in San Francisco is growing faster than in other major tech hubs, the report indicates that the tech subsector alone may not be enough to revive the market.

Celebrating Global Recycling Day: Humanscale Leads in Sustainability
Today, March 18th is Global Recycling Day. Humanscale, a leader in ergonomic office furniture, showcases their commitment to sustainability through their design ethos, use of recyclable materials, and integration of planet positive practices in their operations. Their innovative products, such as the Path chair made from recycled ocean-bound materials, demonstrate how sustainability and innovation can go hand in hand. Humanscale's Zero Waste policy, water recycling efforts, and recognition through certifications highlight their dedication to environmental stewardship and serve as an example for other manufacturers.
D.C. Mayor Muriel Bowser and panelists at the Office Repositioning Summit discussed the need to think beyond residential conversions for obsolete office spaces in downtown D.C. They highlighted the importance of considering other redevelopment types such as hospitality, education, and updated offices to bring people downtown. The Bowser administration is offering a 20-year tax abatement program for residential conversions to incentivize developers. The Downtown Action Plan also focuses on attracting residents and exploring university uses for office buildings.

Downtown property owners and leasing experts emphasize the importance of ground-floor retail in making offices attractive to workers and enticing them to return. MMQB Expert Advice: Skip it unless you're filming a movie centered around the 1950s workplace. There are no shortages of "Tanker" desks available for sale and in all fairness an original "Tanker" desk would have most likely been manufactured by Steelcase. There were many copies including Allsteel, GF, and of course Shaw Walker, the latter two of which have been out of business for decades - most likely due to their failure to give up the "Tanker" desk when the workplace changed in the 1960s. As for the price, it's fair (on a cost per pound basis), but hiring someone to move this monster any distance will cost more than the desk and chair itself. Check Craigslist or Ebay for better prices if you have your heart set on this boat anchor of a desk.
