Kimball International Announces Grand Opening of New NYC Showroom Location  
Kimball International has successfully opened its new 9,000-square-foot showroom in New York City. The showroom features solutions from various brands under Kimball International and aims to serve as a resource for customers and the design community. The grand opening event included culinary and cocktail experiences, live entertainment, and showcased modern design and interactive environments.
Herman Miller, in celebration of its 100th anniversary, has reissued its internal magazine, Ideas, as a standalone issue. Originally published from 1978 to 1982, each issue of Ideas followed a single theme, often featuring cover art sold as archival posters. The revamped issue, no longer just for internal use, is available to a wider audience at Herman Miller showrooms, dealers, and their flagship store in New York.

The Ideas issue includes various articles about the company's history, features on the creation of iconic Herman Miller pieces, and interviews with designers and artists. The magazine also includes a section called "Beautiful & Useful", showcasing objects from designers that embody Herman Miller's design ethos. The goal of the magazine isn't to be a product catalog, but to showcase the Herman Miller design ethos in a unique printed form.

NeoCon & Design Days Recap - A review by M&A firm Stump & Company

Our team at Stump & Company spent two fantastic summer days in Chicago attending the annual commercial/contract furnishings exhibition traditionally known as NeoCon. This year, the emergence of the nearby Fulton Market introduced a new element to the event, aptly titled “Design Days,” effectively turning it into two shows in one. We found ourselves shuttling between the venues and various events, soaking up the atmosphere and the latest industry trends.

The coordination between these two locations, happening simultaneously, was logical given the shared traffic and levels of engagement. However, we feel the logistics could be improved – perhaps with more frequent buses and better maps and signage for Design Days.

The turnout this year was significantly higher than expected. Estimates ranged from 50,000 to 75,000 visitors, which was evident in the bustling halls of the Merchandise Mart (NeoCon) and the busy streets around Fulton Street Market (Design Days). Every time we were there, the energy was palpable.

As for the business outlook, the sentiment was generally positive. Despite some mixed feelings, most were forecasting flat to modest growth over 2023, with a more optimistic outlook for the rest of the year.

Remote work levels have reached their lowest point since the early stages of the pandemic, with only 26.6% of paid workdays being performed from home in May. This marks a significant decline from the peak of around 60% during the pandemic. However, remote work continues to be prevalent in white-collar sectors, experiencing a five-fold increase from 2019 to 2023. The composition of the U.S. workforce currently includes 13% fully remote workers, 26% hybrid workers, and 62% fully on-site employees. Age appears to play a role, with older workers more likely to work fully on-site. Companies founded in 2020 have the highest levels of remote work, while firms established before or after this period have lower rates of work-from-home days.
Buyers are taking advantage of plunging property values, weak tenant demand, and high interest rates to purchase aging and empty office buildings at steep discounts. Several big office buildings, including in Manhattan, have recently sold at discounts of up to 70%. While some industry analysts caution that prices may not have hit rock bottom, the emergence of opportunistic buyers signals trouble in the U.S. commercial real estate market. Distressed deal-making could lead to significant losses for banks and investors in real estate-backed loans.
Attention hospitality sector - restaurant openings have increased by 6% nationally, with the industry expected to reach record annual sales of over $1 trillion. The rise in openings from May 2023 to April 2024 was slightly slower than the previous year's growth. Dessert-focused and pop-up shop openings saw significant increases. Despite the positive sales forecast, many restaurants are facing closures and challenges due to rising costs and the impact of hybrid work on foot traffic.
According to Fitch Ratings, the delinquency rate of U.S. CMBS loans is expected to surpass the peak of the Global Financial Crisis in 2025. The forecast for 2024 is an 8.4% delinquency rate, rising to 11% in 2025. Factors contributing to this include higher interest rates, slower economic growth, a tighter lending environment, and a decline in office demand. Office properties are experiencing the highest delinquency and foreclosure rates among commercial properties, with a slow recovery expected to lead to weaker performance and higher loan losses.

Features

Dutch designer Sabine Marcelis has transformed the top floor of the VitraHaus Loft in Germany with a vibrant installation that redefines the concept of home. The installation features a bold color scheme and is divided into zones, each with its own distinctive color palette. Marcelis collaborated with Vitra Design Museum and incorporated iconic furniture pieces into the design. The installation showcases Marcelis's innovative use of color and her ability to create a warm and engaging atmosphere.

According to new data, workers aged 50-64 are most likely to work fully on-site or full-time from home, while workers aged 20-29 are more likely to work hybrid. Supercommuting has increased by 32% post-pandemic, and older workers are divided on their work preferences.

Workplace Wellness

Many employers are accused of 'wellness washing', merely paying lip service to workplace wellbeing. However, impactful employee wellbeing initiatives have clear benefits, with 89% of employees reporting higher engagement and happiness. To go beyond lip service, companies can adopt the WELL Building Standard, which provides a holistic framework for wellness initiatives. Listening to employees' needs and extending wellbeing initiatives beyond the workplace can further enhance employee satisfaction and productivity.
Extended sedentary behavior in sedentary jobs can lead to health issues and decreased productivity. Deskercises, such as seated leg raises and standing calf raises, can be performed at desks. Employers should implement movement breaks, group exercise sessions, and on-site fitness facilities to promote a culture of health and fitness.

The experience economy is reshaping industries by blending experiences from different sectors. This shift is seen in sports stadiums, concerts, and cars. The modern workplace can learn from this by prioritizing emotional connection, emphasizing purpose, and emulating "third places" that encourage social dynamics. The company released a net-zero transition plan and plans to engage employees, dealers, suppliers, customers, and peers to achieve this goal. This commitment builds on their science-based targets and demonstrates their commitment to sustainability and designing for a better future - way in the future.
 
However, as a comparison, Apple aims to achieve net-zero carbon emissions across its entire business, including its supply chain and product lifecycle, by 2030. And, Apple has already achieved carbon neutrality for its corporate operations and has made significant progress in reducing its overall emissions. The company has introduced its first carbon-neutral products and has commitments from over 300 suppliers to use 100% renewable electricity for Apple production. Apple's target date of 2030 is 20 years sooner than Steelcase's 2050 goal, reflecting a more aggressive timeline for achieving net-zero emissions.

Framery unveils ADA compliant [disability accessible?] office pod without compromising on price or features

Framery, a Finnish leader in the office pod market, has launched its new product, the Framery Four Accessible. This advanced pod, compliant with the Americans with Disabilities Act (ADA), is designed with several unique features and industry-first capabilities. It is the latest innovation after Framery's Smart Pods, which transformed the workday by offering private yet fully connected spaces. Timo Inkinen, Head of Product at Framery, emphasized their commitment to inclusive design, stating that people with diverse abilities should not have to compromise on features and innovation.

Danish furniture brand +Halle has introduced the Tulipan Pod, a soft-sided, enclosable workspace designed by Industrial Facility. The pod offers privacy without completely isolating the user from their surroundings. The product is not yet available on +Halle's website.
The Aluminum Rounded Edges Chair, designed by Montreal-based industrial designer David Raymond, is a simple and attractive chair made of three 1/4"-thick aluminum pieces riveted together. The chair is available in different colors, with the pale green version being particularly striking. Raymond, who opened his studio LESORR last year, self-produces the chair on a made-to-order basis.
Carl Hansen & Son is releasing the Radio House Mirror, originally designed by Vilhelm Lauritzen in 1945 for the Royal Retiring Room at the Radio House in Copenhagen. The mirror, now available to a wider audience, features a solid oak frame and is suitable for both private homes and public spaces. Copenhagen-based JDS Architects has designed a series of free-standing stoops that serve as street furniture, inspired by the idea of using stairs as a sitting object. The six-floor building features unique sub-themes for each floor, including AI, meta-verse, data, sustainability, water, and forest. The design emphasizes visual access to greenery and outside views, with strategically placed trees and planters creating a park-like environment. LED pixel panels on the ceilings mimic daylight to regulate staff's circadian rhythms and reduce fatigue. The project has received LEED Gold and WELL Gold certifications.
The Primarc Office in Kolkata, designed by groupDCA, is a collaborative workspace that prioritizes employee wellbeing and environmental responsibility. The design incorporates a free-flowing layout, sustainable materials, and ample natural light. The workspace spans three floors and a terrace, with dynamic volumes and communal pockets. The use of locally sourced materials, plants, and artwork adds warmth and character. The office sets a new standard for modern workspace design, fostering creativity, collaboration, and productivity.
Danish architecture studio BIG has opened a new office in Santa Monica, Los Angeles, in a renovated 1928 Spanish revival building designed by architect Paul R Williams. The office features preserved Spanish revival details, an open layout, and unfinished concrete columns. The expansion to Los Angeles will help BIG expand its presence on the West Coast and continue its ongoing projects in the area.

Project Leads

Law firm Covington & Burling has signed a sublease for 235K SF at 30 Hudson Yards, while proprietary trading firm Susquehanna International Group (SIG) will be moving into about 74K SF of Warner Bros. Discovery's (WBD) space. WBD remains the largest tenant at 30 Hudson Yards, and the subleases are expected to convert to direct leases with Related. In addition, Related plans to redesign the tower's lobby, sky lobby, and amenities. Wells Fargo, KKR, and CNN also occupy space in the building.
Blackstone is expanding its headquarters at 345 Park Ave. in Manhattan from 750K SF to over 1M SF, extending its lease by about six years. The expansion will make Blackstone New York City's seventh-largest office tenant and coincide with upgrades to the tower. The company has been rapidly growing its workforce and is considering anchoring a new office tower.
