The store, at 150,000 sq feet, will feature dining room displays, custom cabinets, and a "gallery wall creator." Wayfair saw a peak in net revenue in 2020 but recognizes the importance of physical stores for large-ticket items. Revenues last year dropped to $12 billion from $14 billion in 2020. Wayfair is still larger than the entire contract furniture industry. Think about that.

A recent report by Techspace, surveying 2,000 people, reveals a significant shift in the UK tech workforce's approach to office work. The findings indicate that Monday to Wednesday are now the preferred in-office workdays, with respondents favoring an average of three days in the office per week, marking a notable 30% increase from the previous year. Additionally, 57% of respondents prefer working on Mondays, compared to 29% who choose Fridays.

The report highlights a substantial rise in the use of flexible office space, with 79% of respondents now utilizing such spaces, a significant increase from the previous year. This shift can be attributed to companies moving from long-term leasehold agreements to more flexible contracts due to the pandemic. Moreover, the number of companies adopting hybrid working models has decreased by one-third, with many transitioning to full-time office-based roles.
According to executives at major hotel chains and hospitality REITs, business travel is rebounding, but leisure travel is experiencing a slowdown due to poor weather, the earlier Easter holiday, and more people working in offices. While leisure demand was flat or down year-over-year for many companies, business and group travel demand remained strong. The Q1 JLL report indicated that U.S. hotel performance is normalizing, with higher average daily rates and rising revenue per available room. Urban leisure travel outperformed resort leisure travel, and executives expressed optimism about the recovery of business travel.
The facilities management industry is facing a skills gap as its aging workforce lacks tech-savviness, while technology is becoming increasingly important in the job. With the average age of facilities managers being 49, and a large number of retirements expected by 2026, finding professionals with technology skills is becoming challenging. Organizations are planning to adopt technology for predictive maintenance, and facilities managers who can use tools and technologies are recognized as vital to workplace success. Automation, AI, and IoT are on the rise in facilities management, offering improvements in operations, energy efficiency, and sustainability. Dynamic and tailored solutions are needed in the hybrid workplace, and tech-skilled facilities managers can analyze data, identify trends, and deliver predictive maintenance.
LinkedIn's May 2024 Workforce Report shows a slight decrease in hiring compared to the previous year, indicating stabilization in hiring trends. Regionally, all metro areas reported decreases in year-over-year hiring.
The U.S. labor market is facing complications due to declining workforce participation rates and a significant number of job vacancies. Despite the increasing number of job openings, there is a mismatch between available positions and unemployed individuals. Factors such as early retirements, an aging workforce, and evolving job seeker expectations contribute to this issue. Additionally, socio-economic factors like inadequate childcare options and limited remote work opportunities further exacerbate the labor shortage. To address this challenge, investing in training programs, improving access to childcare, and reforming immigration policies are suggested solutions.

Despite the possibility of a ban in the U.S., TikTok continues to shine in the struggling office market. The company has been aggressively investing in office space, leasing properties in various cities across the country. While other tech companies are downsizing their office presence, TikTok plans to expand its footprint, providing a positive boost to landlords. However, TikTok's commitment to office real estate indicates its intention to continue operating and growing in the U.S.

Features

In the latter half of the 20th century, the corner office symbolized corporate power, offering expansive views, ample light, and significant privacy, reserved for those at the top of the corporate ladder. However, in contemporary office design, the corner office is becoming obsolete. Since 2021, the number of private offices has been reduced by half, with a significant shift towards communal spaces like coffee areas and conference rooms, which now constitute 20 percent of the average office floor. This transformation reflects a broader move towards collaboration over individual office assignments, reducing the prevalence of corner offices and other traditional symbols of corporate hierarchy. Despite this shift, the dismantling of physical office hierarchies hasn't necessarily democratized the workplace. Executives continue to dominate new shared spaces, leading meetings and enjoying privileges that set them apart from other employees. While they may no longer occupy visible corner offices, their influence remains palpable. They adapt to new environments by claiming shared spaces, subtly exerting control over how these areas are used and maintaining their authority in less obvious ways, such as having more monitors or exclusive rights to flexible work practices.

The relationship between office design and power dynamics has always been fluid. Historically, the layout of offices has evolved, from executives being highly visible in the center of the floor to moving into private, less visible corners by the mid-20th century. Recent trends, such as the open-plan offices introduced by companies like Google in 2005, emphasize collaboration but also reflect ongoing changes due to the COVID-19 pandemic. With smaller office leases and more communal areas, modern offices are designed to maximize space and flexibility. However, even without corner offices, executives find ways to assert their status, whether through physical or digital means, ensuring that hierarchical structures persist in the workplace. From claiming conference rooms to having more monitors or flexible work practices, executives maintain their influence, shaping how collaboration unfolds and reaffirming their authority within the office environment.

Recurring themes in Tokyo's workplaces include collaboration spaces, focus areas, wellness amenities, a sense of belonging, and improved technology for hybrid work. Collaborative pilots and adaptation play a crucial role in empowering change and improving workplace design. The future of hybrid work in Tokyo depends on creating inclusive workplaces that support various work styles and employee priorities.

Mixed-use districts are gaining popularity as companies recognize the value of high-quality offices and premier locations for recruitment, retention, and motivating employees to return to the office. Peripheral urban neighborhoods are becoming more dominant, accounting for 54% of the most expensive U.S. streets. Areas with diverse property types have recovered more quickly than commercially dominated cores. In Europe, integrated development efforts aim to create vibrant real estate ecosystems that benefit multiple uses.

Workplace News

A study by Preply on body language in the workplace found that certain hand gestures can be annoying or offensive to coworkers. Americans commonly use gestures like thumbs-up and finger-pointing, but one in three Americans confessed to utilizing their middle finger. Different generations have different gesture pet peeves, with cracking knuckles annoying baby boomers and Gen Xers, raising the middle finger offending millennials, and rolling eyes provoking Gen Z. Awareness of body language is key, but only 2 in 5 Americans are very aware of their body language.
"Unbossing" is a leadership methodology gaining attention in companies, aiming to eliminate unnecessary management layers and empower teams to operate in a self-directed manner. It offers employees more autonomy and ownership, potentially driving productivity and better business outcomes. Unbossed cultures have managers who take on more of a leadership role, granting staff autonomy to meet team and company goals. While it doesn't necessarily eliminate managers entirely, it promotes flatter organizations and rethinking their roles. AI tools can support unbossed cultures, aiding in career development and personalized learning. However, risks include the potential for employees to quietly quit and the loss of human connections in the workplace.
Dell will start monitoring the in-office attendance of its U.S. hybrid employees by tracking their badge swipes. Employees who don't come in enough will receive a red flag, which will be taken into consideration during performance reviews and compensation. The color of the flag corresponds to the level of onsite presence. Remote employees are not subject to this policy but are not eligible for promotions or role changes.
A Deloitte survey reveals that providing purposeful work and a flexible work-life balance is key to retaining Gen Z and Millennial workers. The survey shows that financial stressors are influencing both generations, with a desire for improved financial security. Additionally, meaningful work and alignment of values with employers are important factors for job satisfaction. Concerns about climate change and the impact of AI on job security are also highlighted. Employers who address these issues are likely to see higher employee satisfaction and productivity.
According to Deloitte's Gen Z and Millennial Survey, Gen Z and millennials have mixed feelings about AI. While they see it as offering short-term benefits and improving their work, they also fear job losses. The survey also reveals that a significant number of respondents have decided not to pursue higher education and prioritize environmental sustainability.
Office designers are incorporating movie-making techniques into conference room design to enhance hybrid meetings. This includes using multiple cameras positioned in a 180-degree arc, adjusting lighting for better visibility, and creating a set-like environment. These changes aim to improve meeting equity and engagement for both in-person and remote participants. Proper camera placement and lighting help capture body language and social cues, while dual screens display content and remote attendees. The goal is to make hybrid meetings more seamless and natural, ultimately becoming the standard way of conducting meetings.
The "motherhood penalty" is a significant issue in workplaces, with mothers often facing lower earning potential and discrimination. Women's pay decreases by 4% per child, while men receive a 6% raise, known as the "fatherhood bonus". This disparity, along with the high cost of childcare, leads many mothers to consider leaving the workforce. Companies can address these challenges by examining their parental leave policies, offering flexible work arrangements, and practicing pay transparency.
The COVID-19 pandemic led to a surge in popularity of outdoor travel experiences, with camping being one of the few options available. A recent report from Kampgrounds of America (KOA) suggests that the camping sector is still positioned for growth, with an increase in new campers and a rise in glamping. Many new campers expect full-service private campgrounds with amenities like WiFi, indicating a need to balance technology and the outdoor experience. Outdoor travel providers should integrate technology without detracting from the natural world and ensure that it enhances the customer experience.

Gensler's global workplace research reveals insights into how and where people work today. The study shows that time spent working alone has decreased, while time spent learning and socializing has increased since the pandemic. The research also highlights the importance of creating quiet spaces for concentration and hybrid meeting spaces. Additionally, the study found variations in work patterns across industries and countries, with different preferences for working in-person, virtually, or from home. The findings emphasize the need to design workplaces that align with individuals' productivity needs.
The Gensler Research Institute conducted a global workplace survey that highlights the shift from focusing on employee presence to workplace experience. Exceptional workplaces prioritize employee autonomy and offer a variety of settings, including amenities in the surrounding neighborhood. High-performing workplaces are linked to higher engagement, innovation, and employee retention. The report emphasizes the need for organizations to redesign office spaces to enhance company culture and drive business growth.

Design

High-performing workplaces prioritize both effectiveness and experience. Workplace performance is measured by how well the space supports work and how people feel about it. Access to diverse work settings, amenities, and services in the neighborhood contributes to workplace performance. Design, uniqueness, and meeting the needs of different work modes are key factors in creating a good, great, or exceptional workplace.
Inclusive product design should prioritize both accessibility and style. Gensler's New York Product Development practice addressed the challenge of selecting edge-mounted tab pulls for commercial interiors that conform to ADA standards. They designed a collection of millwork pulls that are both inclusive and visually appealing, with a minimum opening width and depth that allows for one-handed operation without tight grasping or twisting. The collection offers easier operation for a wide range of people and can be customized in various sizes and finishes. By following ADA standards, Gensler demonstrates that accessible products can seamlessly integrate into elegant spaces.
The shift towards "People-Centric" offices focuses on creating workplaces that provide a sense of purpose, belonging, and community. These offices should offer autonomy and choice, anticipating employees' needs and fostering collaboration. Key strategies include investing in wellness, promoting culture and collaboration, and anticipating employee needs. An employee-centric workplace can increase engagement, reduce turnover, and improve customer service, potentially leading to a 23% increase in revenue.
Caring for caregivers in healthcare spaces is crucial to address the increasing stress and burnout they experience. Design elements such as control of environmental factors, respite spaces, and engagement with healthcare professionals can greatly support caregivers' well-being. Prioritizing caregivers in healthcare space design not only benefits their mental, emotional, and physical well-being but also leads to fewer medical errors and increased patient satisfaction.

While its Scope 1 and 2 emissions have decreased by 6.3%, its Scope 3 emissions have climbed by 30.9%. Microsoft aims to become carbon negative by 2030 and has implemented initiatives such as requiring high volume suppliers to use carbon-free energy by that time. The company is also investing in partnerships and innovations to reduce its environmental impact.

Designing a shape-shifting coworking space can enhance productivity, attract more members, and increase revenue. Modular design and adaptable furniture allow for flexible use of space, while investing in technology improves member satisfaction. Smart design and technology investments can lead to a significant boost in returns. Thoughtful work zone planning that caters to different member needs and fosters a sense of community is essential.
