Vetrina Way Investments LLC, a commercial furniture and services provider, acquired Interior Contract Services, a Teknion integrated workplace solutions provider. Interior Contract Services has a strong reputation for professional and personalized service. G. Larry Weed founded the company in 1983 as the first US Teknion Dealer in Orlando. DIRTT has added Empire Office to its global Partner network. The partnership will allow Empire Office to integrate DIRTT’s construction solutions into its offering and expand its capabilities across all segments, including workspace, healthcare, higher education, and the public sector. Both companies will leverage each other’s relationships to grow their market share in the Alabama and Florida markets.
JLL CEO Christian Ulbrich said on CNBC that the worst is behind us for the office market, citing Chicago's 65% employee return rate and longer commutes as reasons for slower recovery. He also noted that city culture and lockdown policies affect return rates, with markets like Dallas, Houston, and Charleston having more substantial office occupancy. However, workers on the coasts are still reluctant to return, with Google cracking down on employees who haven't been coming into its offices consistently.
Many workers are hesitant to return to the office, leading to a stalemate with office-occupancy rates stagnating around 50%. Readers' arguments for and against in-office work all or most days of the week varied, with some saying the prepandemic status quo is not worth saving, and others arguing that productivity and collaboration suffer with remote work. The idea of a central location was also deemed obsolete by some, and productivity was seen as a management issue. New generations of workers who are more accustomed to virtual work will force the issue in the future.
A survey of 350 multinational companies found that 50% plan to reduce their office footprint, with most looking to cut between 10% and 20% of space. 56% of large businesses have adopted a “hybrid” working style, where employees spend some days working remotely, while just under a third are still committed to having people back in the office full-time. The shift to remote work could lead to a glut of lower-end office space being left empty as companies cut their office needs, according to Knight Frank.
According to a report from NAIOP, net office space absorption is projected to turn positive in 2024, with approximately 30.6 million square feet for the year. However, NAIOP reported a 17.8% vacancy rate in office space through the first quarter of 2023, its highest level since Q2 1993. The report also accounts for the possibility of a recession in 2023, with economic growth in 2024 expected to support a recovery in the office market.
Yardi has acquired CloudVO, an online reseller of virtual offices and other workplace services, in a move that expands Yardi's expertise, customer base, and eliminates a competitor. CloudVO's assets and knowledge of coworking operators will be incorporated into Yardi's coworking and flex office space efforts. The acquisition will also give Yardi's partners access to a larger inventory and better choices for online bookings and purchases of workplace services.

The shift in policy is an emerging tension point in the return-to-office saga, with many employees resisting stricter office policies.
According to CBRE's 2023 European Occupier Survey, corporate real estate decision-making is becoming more integrated with people-centric strategies, with 68% of organizations partnering across multiple business functions when implementing workplace change strategies. Piero Lissoni, architect and designer, has created a new outdoor furniture collection for Knoll that is based on iconic garden furniture by US designer Richard Schultz from 1966. Lissoni's collection uses materials correctly with a focus on durability, and is made of recycled materials. The collection is a real outdoor system that adapts to different environments and is available in three colours.
The award-winning Eye dining chair design from Ethnicraft has been adapted into a lounge chair, and it is striking. With sleek, angular front legs and flowing smooth connections, the Eye lounge chair is a hallmark solid wooden seating design. The curved backrest, reminiscent of a winked eye, inspired the name of the chair. Think subtle elegance with a stylish edge.
The Tråd chair, designed by Gustav Carlberg, is a stackable chair made from 11mm steel rod and 1.5mm-thick perforated steel sheet, both galvanized for outdoor use. Although it was designed last year for a Swedish design exhibition, it never saw mass production. Carlberg also created some variations on the design.
Loll Designs introduces the Lollygagger Hi-Rise Chair, designed for unobstructed views and available with a Bridget Set for working or lounging. Inspired by the lifeguard chair, it includes a bottle opener, bag hook, and modular design. Loll donates 1% of sales to environmental organizations through 1% For the Planet.

Kickstarter's former headquarters in Greenpoint, Brooklyn, is on sale for $25 million. The 29,000-square-foot office was once an example of where office design was heading, but now serves as a fossil of how we once worked. The pandemic has killed the office as we knew it, and the sale will likely help the company's cash flow. The building features a theater, library, vegetable garden, and more, and was renovated with environmentally friendly materials. The company stands to make a $17.5 million profit from the sale.
Ikea's research studio, Space10, collaborated with Swiss design firm Panter&Tourron to create a flat-pack couch prototype using generative artificial intelligence. Through text-to-image AI tools, the designers were able to morph the design from an origami diner booth to a pillow-strewn clamshell to a benchlike modular-couch design that can be packed flat and stuffed into an oversize envelope-shaped tote bag, weighing just 22 pounds. The couch is currently being displayed as part of the Copenhagen Architecture Festival, and while it's not likely to be sold in Ikea stores anytime soon, the project is a vehicle to look at additional things and solve problems inherent to the ones we already have.

Trends in Commercial Projects from Around the Globe

Elbstrand & Mannschaft has completed a sustainable office project in Hamburg, which is the fourth in Germany to meet the strict regulations of the German Sustainable Building Council (DGNB) Platinum certification. The project involved the conversion of the Unilever building, a heritage-listed high-rise tower, into modern and expanded offices for tenant Aquila Capital. The design team reused old materials and recycled old carpets, while ensuring all products used were free of harmful substances. The design also included biophilic elements, open and quiet zones, and luxurious washrooms and cloakrooms.
The William H. Hurt Foundation, which invests in human capital to make the world better, now operates out of an intimate office in the former artist's studio of Bill Hurt's wife, Sally Hurt. The 650-square-foot studio was renovated by LA-based design and architecture studio Laun, who drew inspiration from the building's history and garden setting. The result is a space that blends meticulous restoration work with sensitive architectural interventions, featuring enormous glazed walls that borrow the landscape and a built-in kitchen with bespoke walnut millwork. The greenhouse has been transformed into a conference room with a custom table and built-in bench.

The Education Market Association has launched the EDmarket Certified Learning Place Specialist (ECLPS) program, a professional development certification for district and industry leaders seeking to excel in the planning of learning environments. The program is cohort-based and consists of readings, videos, course presentations, and live bi-monthly interactive discussions. The ECLPS certification requires completion of three levels of education, with learners earning 30+ AIA LU and HSW credits or certificates to meet continuing education requirements. Registration is open until September 8, 2023, with the first course beginning September 13.
