HNI Corporation Reports First Quarter 2024 Results
Office and contract furniture giant HNI reported $588 million in first quarter sales, a 22.7% increase over the same period last year. Just like last quarter, however, it should be noted a bulk of this increase is due to HNI’s purchase of competing contract furniture giant Kimball in March of last year. When looking at organic sales without Kimball, sales fell 8.1%.
 
HNI reported a surge in profits in Q1 2024, with a 185% increase in non-GAAP EPS and the highest workplace furnishings operating profit margin since 2016. 
 
In the Workplace Furnishings segment, orders increased two percent versus the prior-year period. Orders from both small-to-medium sized customers and contract customers increased at a similar rate to the segment overall.
 
The 2024 revenue outlook expects low single-digit growth in workplace furnishings and flat to slightly down revenue in residential building products compared to 2023. The 2024 EPS outlook anticipates a significant increase driven by margin expansion and Kimball International accretion.
Fellowes Brands Inc., the corporation that owns the former Trendway Corp. in Holland Township, will begin winding down operations and laying off employees by the end of this month. A total of 117 positions will be permanently eliminated in six phases, starting from May 30. The closure of the production plant was announced in February due to significant losses and the need for structural changes.

Georgia Full-service Furniture and Interior Solutions Dealer Announces Ownership Growth
Georgia-based furniture and interior solutions dealer, Corporate Environments, has announced ownership growth with the addition of two new co-owners, Marcus Tate as president and Derick Heitkamp as director of sales. The company aims to become a certified minority-owned business and emphasizes its commitment to fostering diverse teams. Tate and Heitkamp bring 17 and 16 years, respectively, of industry experience to the new partnership, whereas the fusion of their and Hughes’ areas of expertise are slated to evoke expansion for the business. Steelcase has partnered with Fnatic, a top esports organization, to become their official performance seating sponsor. Steelcase will supply gaming chairs and provide education on seating configuration for comfort and wellbeing. In return, Steelcase will receive branding presence on Fnatic's team jerseys and social media. This is Steelcase's second esports partnership, following their collaboration with Luminosity Gaming. It should also be pointed out that Steelcase does not actually make any specific products for the gaming community, but simply markets their current line of office chairs to the gaming community, unlike Haworth or Herman Miller which actually produce unique products for the market.
Furniture company MillerKnoll, formed through the acquisition of Knoll by Herman Miller, is targeting Asia as a growth engine. The company's focus on the office and contract sector faced challenges due to varying return-to-office rates, higher borrowing costs, geopolitical concerns, and a lagging US housing market, resulting in a drop in sales for the recent third quarter.

Direct leasing activity reached its lowest level since Q3 2020, with negative net absorption and an increase in the direct vacancy rate. Despite the elevated vacancy, market rents have remained steady, and landlords are offering more concession packages. The CBD office sector saw some positive news with JPMorgan Chase committing to remain in its tower and investing in a renovation. However, office investment sales in the CBD resulted in significant losses of value.

The policy will affect one-third of Macy's corporate workforce and employees have a three-month grace period to return to the office. Coworking

Under WeWork's bankruptcy exit plan, property management software provider Yardi Systems will become the majority owner of the coworking company. Yardi will take a 60% stake in WeWork by contributing $337M of the $450M needed for the bankruptcy exit. WeWork's largest lender and investor, SoftBank, will have roughly 16.5% equity upon emergence from bankruptcy. The final plan is expected to be decided on May 30, with WeWork potentially emerging from bankruptcy on May 31.
 
Meanwhile, WeWork is closing its corporate headquarters and one of its largest locations, a 300K SF space at Tower 49 in Midtown Manhattan, as part of its bankruptcy proceedings. The company intends to reject the lease on May 31 and will try to retain and relocate its paying customers. WeWork initially leased 10 floors in 2016 and has since grown to occupy more than 300K SF, half of the building's rentable space.
Yardi Systems, a giant in the real estate software industry, is set to become the majority owner of WeWork after providing the majority of the funding needed for WeWork to exit bankruptcy. The 3,800-square-foot space reflects the firm's creative spirit and serves as a workspace for attorneys, a collaborative hub for creators, and a venue for events. The office features playful design objects and furniture by Snarkitecture, along with artifacts showcasing their work. The interiors are reconfigurable, with distinct zones for different purposes. The project is a rejection of soulless office spaces and provides a welcome escape from cramped home offices.
