The US commercial real estate industry is facing mounting stress as office vacancy rates have surpassed 2008 highs, reaching a new record of 16.4% in Q2 2023. The office sector has been hit by high interest rates, work-from-home trends, and a credit squeeze, with further upward pressure expected on vacancy rates. Regions with the highest vacancy rates include Houston, Indianapolis, and Greater Los Angeles.
While the office market as a whole is struggling, Moody's Analytics CRE found that vacancy rates in smaller and medium-sized office buildings have actually declined in the past six months, while skyscrapers with 20 or more floors have seen their vacancy rates continue to rise. Additionally, buildings in metros with a moderate amount of high-floor skyscrapers have struggled more compared to their larger and smaller counterparts, with 89% of these metros experiencing average vacancy increases among their high-floor buildings in 2023. However, this trend is not universal, as New York City and Chicago saw vacancy declines in their large office buildings.
Despite new attendance mandates and companies aggressively enforcing them, office occupancy in the US was only at 47% of pre-pandemic levels for the week after Labor Day, according to Kastle Systems’ Back to Work Barometer. The figures are higher than after Labor Day 2022, but slightly down from the week before Labor Day. While Kastle doesn't have access to all office buildings across the country, it tracks thousands of properties. The San Jose metro had the lowest occupancy last week at 37.3%, closely followed by Philadelphia at 38%. The market with the highest occupancy was Houston at 59.7%. Kastle reportedly doesn’t track buildings owned or managed by some of New York City's biggest Class-A office owners. Rolling out mandates and supporting workers in hybrid workplaces is an extra challenge for managers, workplace experts have long warned. By the end of the year, there will be 3 million more workers under return-to-office mandates than there were in 2022, according to JLL.r.

North America Furniture Market is Expected to See Growth Rate of 4.9% during Forecast Period 2030

According to a report by Allied Market Research, the North America furniture market is expected to grow at a CAGR of 4.9% from 2021 to 2030, with the residential segment having the highest market share. The surge in infrastructure and real estate markets boosts demand for residential furniture, while the commercial segment is expected to grow faster due to investments in furnishing and interiors of office spaces. The specialty stores segment was prominent, but e-commerce is expected to be the fastest-growing distribution channel. The U.S. dominates the market, with Ralph Lauren Home, Knoll, and Bassett Furniture Industries among the key players.

Despite the challenges faced by the office sector, there are some encouraging signs of recovery. Major companies like Google, Amazon, and Meta are pushing for a return to the office, and some financial services companies are also following suit. The San Francisco, Chicago, and Seattle metros are showing positive indicators of recovery, and the overall trajectory appears to be towards recovery, offering hope and potential for the industry's revival.

Neurodiversity, or differences in brain function, affects up to 20% of the population and includes conditions like Autism Spectrum Disorder, ADHD, and Dyslexia. While neurodivergent individuals often face discrimination and higher unemployment rates, they also possess valuable skills like pattern recognition, out-of-the-box thinking, and creativity. Companies can benefit from promoting neurodiversity by implementing policies that accommodate sensory needs and individual work styles, providing resources and support, and designing spaces that cater to different types of work and sensory processing challenges. Embracing inclusivity and neurodiversity in the workplace can lead to greater innovation, creativity, accuracy, productivity, and employee retention, making it a leading issue for organizations around the world.

A Redfin survey found that 10.1% of home sellers are relocating due to return-to-work mandates, with 33.8% citing a desire for more space as the main reason for moving. Other reasons include wanting to be closer to family, lower cost of living, and concerns about social issues, taxes, safety, crime, discrimination, and climate change. Homeowners prioritize what's important to them, and some face financial losses when moving due to employer mandates.
According to the Employee Wellbeing Data Report by Mindspace, 90% of employees consider wellbeing facilities and offerings critical when choosing a workplace, and 82% expect support from their employers in achieving work-life balance. Flexible working hours were found to have the greatest impact on employee wellbeing, followed by more days off and physical amenities. Employers need to prioritize employee wellbeing to remain competitive, as such environments adversely affect motivation, productivity, and creativity. Companies should incorporate flexible working options and wellness amenities to promote wellbeing, boost retention, and drive organizational success.
More American workers are feeling job insecurity due to technological advancement, according to a recent Gallup survey. The fear of becoming obsolete among college-educated workers is on the rise, with 22% of workers in the US concerned about the issue. This is a 7-point increase from 2021. Younger workers aged 18-34 and those making less than $100,000 annually are more concerned than their older and wealthier counterparts. The Northwestern's Kellogg School of Management points out that college degrees do not insulate workers from technology advancement. A Wall Street Journal-NORC poll in March found that 56% of Americans believe that a four-year college degree isn't worth the cost.
The Instant Group has launched a sustainability index to provide flexible office occupiers with data on building performance, helping operators and occupiers make decisions about the sustainability of their workspaces. The index covers any type of flexible workspace and collects site information such as address, floor area, the total number of desks and occupancy, and consumption data for electricity, gas and renewable energy. An index badge of Sustainable Data Provider status is awarded to flex space providers that meet certain criteria, differentiating them for occupiers in search of sustainable workspace partners.
According to a survey commissioned by Redfin, 10% of potential home sellers in the US are considering relocation due to return-to-work policies. Redfin reports that RTO mandates may force some people to sell their homes at a loss in order to keep their jobs. Tech companies, previously in favor of remote work, have been doubling down on in-office policies, with Amazon, Meta, Lyft, Google, Snap, Zoom, Salesforce, and Apple reversing remote work policies. Despite RTO mandates affecting two million workers, office usage in 10 of the biggest markets remains stagnant at around 50% of pre-pandemic levels.

Meanwhile, a report from Siemens Infrastructure has found that under half of businesses expect to meet their net zero targets based on current thinking, with a lack of agreement on how best to progress towards a decarbonised and resource-efficient world.

Employees are increasingly adopting a 5:01-and-done attitude to their work schedules, eschewing after-hours socializing with co-workers. Corporate event planners are facing pushback for fall activities and weekend work-related functions. The pandemic has altered eating and drinking habits, and many are trying to draw thicker lines between work and life. Younger Americans are drinking less, and people are less interested in staying out late with colleagues.

The concept of reimagining office spaces as community hubs is crucial in this age of remote and flexible work culture. Dave Cairns, a commercial real estate expert, emphasizes sustainability and a new approach to office space utilization. This shift in office space usage is invaluable as it paves the way for a more flexible, adaptive, and sustainable future of work. Companies are realizing the importance of developing strong corporate culture in remote workplaces for employees to feel connected and motivated despite being physically distant. Reimagining office spaces as community hubs involves transforming these locations into more welcoming and holistic places that encourage interaction, collaboration, and creativity.
Hoteling, or renting a workspace for a limited time, has become increasingly popular in office settings as a way to accommodate hybrid workers and use space more efficiently. While it can create a better overall vibe for the office and make sense from a cost perspective, workers are trading personalization and a comfortable workspace for a homogeneous space. Hoteling can be problematic for workers who are neurodivergent, and it may not be desirable for those who prefer a permanent space. Efforts to personalize hoteling spaces and integrate other amenities are being made, but companies will need to take care to make sure hoteling helps workers be productive while still making them feel welcome and at home.
Coworking cafés offer a blend of coffee shop charm and workspace functionality, with stylish interiors, comfortable seating, and available beverages and snacks. They promote creativity and are budget-friendly, but may present challenges such as noise and distractions. Coworking spaces offer professionalism and tailored workspaces, but at a higher cost. The future of coworking café culture includes diverse offerings, enhanced technology, sustainability focus, hybrid workspaces, vibrant communities, and health and well-being priorities.
The future of cities will be hybrid, with a combination of remote and in-office work disrupting traditional office-centric models. This has implications for businesses, including reduced demand for office space and the need to rethink real estate strategies. Key strategies for adaptation include investing in mixed-use neighborhoods, creating flexible and adaptable spaces, and using technology to support the hybrid work model. The future of superstar cities is uncertain but full of potential, with the hybrid work revolution spurring a transformation of urban spaces.

From elegant sanctuaries to zen zones to playful recreation spaces, the right furnishings can transform mundane square footage into inspirational spaces that spark creative thinking and problem solving.
As hybrid work environments become more common, employers are challenged to create inspiring office destinations that foster collaboration and a sense of belonging. LPAS Architecture + Design's Sacramento headquarters is an example of a thoughtfully designed space that prioritizes collaboration, flexibility, and well-being. The absence of assigned workspaces encourages cross-disciplinary interaction, while glass wall systems and a freestanding pergola facilitate adaptable meeting spaces. The office also offers various spaces that support a range of workstyle choices and mental restoration, such as outdoor spaces and a café area. Companies that embrace the idea of the office as a destination will have an advantage in attracting, retaining, and engaging employees in the era of hybrid work.

Amazon has officially opened its new Fifth Avenue office building in New York City, which was purchased for nearly $1B in 2019. The 600K SF building was formerly the Lord & Taylor department store and has been adapted to modern workplace demands, including a focus on collaboration space. Amazon has implemented a three-day-a-week office policy and is reportedly tracking employee locations to ensure compliance. The company has drawn a line in the sand favoring in-person work, believing it to be the best way to innovate and deliver on behalf of customers.
